What home improvements can I make that will increase the value of my house, by more than the cost of the improvement itself?

bought a house I meant. I was trying to get him to give you helpful suggestions instead of annoying neffing. I failed.

Not very many. Adjustments that appraisers are allowed to make right now are very slim.

If you are going to add square footage, make sure you dont over-build for your area, or it will be hard to appraise if you ever wish to sell. And make sure it is permitted, or else lenders won't account for the extra square footage in your value.

I've never understood this thinking. You're going to make your house more valuable, so you can sell it in a few years when the market is good again. All your doing is selling your house, so you can buy an inflated valued house as a replacement.
 
My friend focused on the kitchen and bathrooms. They're typically the toughest projects but the return seems to be the highest on those.
