Timeline is by Wednesday on the purchase offer. We offered 8k below asking price. Unlike areas where stuff sells for 10k over the initial asking price, around here, things tend to be priced a little higher than expected to receive to give room for bargaining back and forth. So, we have to play the game of offer, counter offer.

We had expected to be moved into the district by early September. This whole process has taken wayyyyy too long with the other problems we've had. Now, hopefully it's by the end of January.

With a timeline of Wednesday, that game will take forever. They say no on Wednesday (so your first offer is void and the timeline is meaningless), you reply next Friday or so, they respond the Thursday after that, etc. It'll be forever. When I bought the house I was strongly encouraged to give them no more than 3 hours. Same situation as you - offered $5k less and they had to leave the spa that they wanted to take. Within an hour we had 5 offers go back and forth and the deal was done. My wife did a very good job on the phone coordinating it all (we were in two different locations, the sellers were in two different states - different than the state we were in, and the real estate people where in still two other locations).
