house #3 (I'm cursed?)

First house - barn, 111 acres, etc. Lost out because of a screw-up by mortgage broker. He was pushing the wrong type of loan through and at the last minute (literally - the day before we were supposed to close) things fell through.

2nd house - beautiful land, (26 acres), lots of black walnut trees, big pond, 2nd pond, stream,...
Still have a purchase offer on that, but it's been over a month (1 month 2 days) and STILL haven't heard if our purchase offer was accepted. Apparently, the seller's realtor is dragging her feet, hoping we'll either back out or someone else will offer more than us (through her) so that she can make a higher commission instead of splitting it with our realtor.

3rd house... looked at it yesterday.. put in the purchase offer before we pulled out of the driveway. 3 bedroom, 16-17 acres, lots and lots of apple trees (great hunting area too!), reconditioned barn, very nice field, beautiful stream... mortgage payments on it should be under $300 a month
I love western NY prices 🙂

But, I'm beginning to think I'm cursed when it comes to buying houses. I'm waiting for the phone call that says "oops, we forgot we sold it" or something bad to that effect.
 
Sounds like you're cursed. I'd love to be able to buy something, but it just isn't possible. I don't know how people live in the really expensive areas of the country...
 
Well, they make more money in the expensive areas..
I'm happy with this area though... relatively rural = no traffic jams, quiet, etc.
Of course, the sacrifice is that I don't have a choice of 5 office supply stores, 20 electronics stores, etc. without driving an hour or so.
Then again, there are plenty of good prices online.
 
Heaven: Traffic jam means 5 cars at the stop light during rush hour. :Q

I'd give up all of the electronics and computer stores in the area to live somewhere nicer. 😛

stop light?? In the town I'll be moving to (hopefully), the speed limit drops from 55 to 40. Of course, I'm on a side road - last house for many miles.. The location is great.

Traffic jam here means - oncoming car prevents you from passing Amish buggy for 20 seconds. Or, someone from out of the area has never driven on roads when it's snowing, and a semi getting stuck behind them (which can't pass them) and you behind the semi.
 
Wishing you good luck on this one. I've been drooling over your prospectives homes since you started posting. How's the internet access in that area again?

I would guess that internet access is going to be dial-up. We checked another person's # in that neighborhood and it doesn't appear that they have DSL available. We probably miss by just a mile or so.

Weird floorplan in the house though... I've never seen a floorplan like it. I walked into what appeared to be a bedroom, but it's more like a room between 2 bedrooms (access to the bedrooms was from this room)- a sitting room or sewing room or something. I'll probably turn it into a mini-rec room for the kids - foosball table will go there and their computer. The bedrooms are kinda small, and the kitchen is one of the smallest kitchens I've ever seen. But, it has a room attached to the kitchen about twice the size which would probably be a breakfast area (renovations may be called for down the road) and it has a dining room nearly twice the size of the kitchen. The living room is kinda small, but adequate. The other houses I've looked at had living rooms twice that size or larger. Nice basement.. 3 complete rooms down there.

I'm not sure how people can put up with all of the SNOW in Western New York! Those guys seem to get a bilzzard twice a month all winter long. It's gotta be tough to find an IT job out there, too.

Not a lot of IT jobs that I'm aware of. There are some. Pay isn't as high as it is in California.. but living expenses are a bit lower.

Taxes suck though!
 
I can't believe your mortgage payments on your 3rd option are only $300/mo!! That is amazing, esp for what you get! Wow. I live in a subdivision of raised ranches ranging from 1000 > 1600 sq.ft on the main floor. Ours is 1150 sq.ft on a 50x150 lot with a tree line @ the rear and our mortgage payments are $1000+ per month. Southwestern Ontario.

I'm in property assessment by the way, if any Ontarians (sp?) ever have any questions regarding their assessment and / or property tax. Yes, I am... THE TAX MAN! 🙂

What kind of time limit are you giving them? If you put in the offer yesterday, you should know by now whether it was accepted or not. No reason to give them more than a few hours.

That is a $300,000+ purchase in my area. And I live in a rural part of Maine 🙁

Prices are nice, but the taxes are killer!
 
thats nice hopefully I can land the job I applied for this week and be able to buy a house next summer (have 6 grand of CC's from college to pay off first)
