It's been a while since I looked at these, but... There are server emulators that allow to varying degrees of success running your own server. Most require a retail copy of the game, and some type of patch to access the unofficial server. Run a couple of google searches - "ultima online server emulator" for example. Also I remember hearing about a DAoC emulator being released sometime.
