homeowners insurance. how much do you pay!?

whoa! i just called to get homeowners insurance. for a $138k house at 2000 sq/ft (3 bedrooms 1.5 baths) we were told $740 a year.

I was expecting less then that. But what does everyone else pay?

we have heat detectors, smoke detectors, deadbolts etc. that did lower it some.

i was expecting about $500 a year.

This year ours was $713.00.

Edit
4 Bedroom 2500 square feet house, 2/3 acre lot about +/- $380,000. Rate went up to that after a bad hail storm in summer 2002 followed by Isabel last fall. IIRC when we purchased the house new in 1996 the insurance was $200.00 a year.

guess its not to much less.

we are going from a 5 bedroom farmhouse with one bath (and 3 barns) the insurance was $950 a year.

guess its not to high then.

$175k house, 2000 sq ft. $600 a year.

It really depends on what options you choose. For example earthquake coverage is damn expensive, but where I live (Nebraska) there are small but noticible earthquakes once every 100 years or so. Thus I didn't get earthquake coverage.

Did you get any options like that?

I forgot to mention deductible - I went with $1000. Try looking at a $1000 deductible. The difference for me was that after 1 year you save enough to cover the extra deductible, and then you just profit from there on out. Of course your company might not have as much difference in prices with deductible changes.

$470 per year, 1500 sq ft, 3 br, 1 ba (finishing second bath right now) in Kansas City, MO.

having good credit helped us alot...and we're not even married yet. we should see another 20% reduction on all our our insurance premiums when that happens...

$315/year with Liberty Mutual
3BR/3 bath TH (a little bit less than $400k) in Fairfax, VA
roughly 2000 SF.

I think I got a killer deal because my auto policy is with them. Also, it helps if you go through your credit union.

$495 per year, 2200 sq. ft. house. Been told that several things impact your insurance. Credit risk, of course, is one. I've heard that all brick houses are cheaper to ensure than other types. I think most companies offer a discount if you can show proof of alarms (smoke, fire, burglar). I've always seen a huge difference among companies so shop around if you haven't settled on a policy. Our previous house was insured through Nationwide so I figured I'd see what they were going to charge for this new house. Their policy, which is the exact same as the one we have right now for $500, was $1300. Almost 3 times the price. My jaw dropped. Good luck!

Check your PM. I'd love the opportunity to give you a quote (local insurance agent here!!)

Definately sounds like a high premium.

Not sure myself, but usually best to get your Auto and Home insurance from the same place as there are some good discounts if you have more then one policy with them.
