Has any recent home owner disputed their property tax?

I bought my home in Aug 06 (Santa Clara county, CA). My current property tax is $5800, which is way over 1% of my property value, which right now is just over $450k. I'm trying to find out if property tax can be disputed for recent home buyers. Has any recent home owner successfully done so? Please share how you did it.
 
A guy I work with bought his house at $240K, then got a tax assesment for $300K. He fought it and got it knocked down to $255K.
 
My neighbor bought his house in 03 for 279K. He just had his property reassessed for 195K and got his taxes reduced appropriately.

if i remember correctly, property tax rate is 1.25% of the property value no? how much more did you think they went over by? my calculations put you at roughly $5625.00. so they are pretty much within the ballpark no?

that's the part I'm not sure about. Do I need to have my home re-appraised or do I just request the municipality to re-access it?

I thought it's 1%, I might be mistaken
 
It will depend on your county, a few of my friends did it with success. They just showed comparable listings in their area and showed up at the courthouse to dispute it, they all got it reduced to a more reasonable value.

With counties/states hurting right now the easiest place to get money is by valuing property higher than it actually is worth. You could also call your county appraiser office to see what the process is and what is needed.

Just call your county assessor's office and ask for a reappraisal.

Counties don't like reducing your tax bill, but they'll do it...and YOU have to ask.
 
My MIL went nuts when they reassessed her house. It almost doubled her property tax. She balked at a town meeting and found a handful of other people that were in the similar position. When my MIL dug into it through the public records she found that the town assessor had greatly increased the assessed value of almost every house she had looked at in the past year, far past what they would be able to sell for. Strangely, the houses that didn't go up in value where people the assessor knew. Her own house went DOWN in assessed value.

Needless to say, the assessor was told to look for a new job. My MIL now works at the town office so she ended up getting a job out of the whole ordeal.

how long ago did you buy your home? I heard from a friend that only home purchased after 2005 can get a reduction, that's for the central valley area in CA though.

That may be a county thing. I'm in Stanislaus county and they're reassessing properties back beyond 2005.

That's nothing. In New York sate he would be paying approximately $16,000 in property taxes. Of course, you can buy so much more (and better) houses in NY (state) then in SoCal for the same price.

two years ago I checked out a nice 3 story house in the Finger Lakes region on 14 acres for $200K and I probably could have gotten them down a bit.

a few years ago one of financial mags did a story on a couple who wanted to start up a winery. They did their research and narrowed it down to NorCal or the Finger Lakes region of NY. Their research showed that a winery in NorCal would have cost them about $14 mil while a similar, 34 acre (existing) winery in NY would cost $147K! I wonder where they bought?

Buwahahaha, your schools must be funded by something other than property taxes. Average cost of educating a kid is $6-12k per year (depending on grade level and state). $600 per home per year is not going to cover that.
