3) Have her rent out the house and use the extra $$ to pay mortgage. (and a better digital camera for pics)
4) Continue the payments on the house and wait as you post pics.

If she still has a job, then forclosure isn't worth the trouble in the long run. The real estate market will recover. Oh, and pics or ban.

i dont get it. i get the impression she only owes 60k on the house. does she work for minimum wage or something? if she's got a decent job, how can she not afford a 60k mortgage? thats like 450 bucks a month?

how could she have done everything right if she cant afford the payment now?

it doesnt cost much to heat the home to above freezing, using a space heater in the area you occupy the most, and buying double sided tape and 5 mil plastic sheets to cover windows. you could also find drafts and seal them with chaulk.

1. Talk to real-estate attorney.

2. Do the financial math to see if taking a hit on rent each month and finishing the purchase is better than foreclosure.

3. Understand that foreclosure has consequences and only those completely in over their heads should consider it. If she only owes $60k, she should not be completely under water because of the house.
