Get a Basement*

* - This advice does not apply in the state of FL. Anything resembling a basement in the state of FL is actually just an indoor pool.

Better and cheaper to have the bath rough in now. That will be a selling point if you decide to not do it yourself. This a walk out lot? If not talk to the builder about doing daylight windows where you may eventually want a family room.

30k seems high, how many sq ft house?

Its 2500 sq. ft. without basement, dunno what it is with.
This is a walk out lot, with windows and door and concrete deck.

If you have a walk out lot you would really be doing yourself a disservive not putting in a basement. You might be able to trim back cost by doing a partial basement. 2500 sq ft is pretty big.

I would suggest adding as much natural light to the area if you plan on reselling. Few bucks now on windows will make it much more attractive to a buyer down the road.

Wishes my house was 2500 damn sq ft ya rich bastard :)

When we bought our first house, which we're still in, we decided to sacrifice a basement for a bigger lot. Good for the kids, but I'll never buy another house without a basement. I'm a hobbyist, I need a basement.

i figured the basement would be good for the kids (ok me). it would give me a place wich would free up more room for the kids playroom!

also in case of a tornado we have a safer place ot get killed.

yes, yes, yes ,yes , yes

Have them rough in a bathroom too (otherwise it is REALLY a bitch to get the plumbing, etc in after the fact..

it basically adds another floor to your house, and way more value than it costs when you finish it

Is 2500 square foot a ranch or two story? The square footage of your basement will basically be the square footage of your first floor if they give you a full basement.

Get high walls if you can 9' basements are the bomb... you put together a house down there with lightning and it doesnt even feel like a basement when the ceilings are that high.
