Freon leak

Where I am working we have a walk in cooler, and I noticed the other day in the crawl space directly below it, what looked like water over the entire area that the cooler would cover above ground.
I would post a picture on here but not sure how to do that.

Is it simply water collecting from condensation?
Is the cooler holding temperature or getting warmer?
