I went with TD Bank as well in Dec. (15 yr @ 3.625&#37😉. As for their service, they're not the fastest in responding, but they got the job done. A few items were done funny before closing but it all worked out. (Like they deposited the loan amount before the final approval to deposit the funds 😕)
 
Our economy must've gotten worst or you have a perfect credit score 'cause I have 800+ credit score and was only able to get 4.75% 30 year fixed with 150K down.

My score is good, not as good as yours, but decent. The rate I got is not due to my credit, but a special first-time homebuyer deal TD has through a community organization in my area. You should be able to get a better rate than 4.75%. I had 4.50% locked in before I found out about this rate through TD.

Congrats. We sold our first, moved, and are renting while we look for a second. I really did forget how much I hated the mortgage documentation process 🙂

Great rate, but beware TD Bank's service. Best case, they sell your loan, but stay on them to make sure they hit the closing date. I was a customer from Commerce Bank, who they bought for their mid-atlantic presence and customer service - they have promptly ignored everything that Commerce used to do for the most part.

I had a friend who recently refinanced with TD, and they almost botched it. He got double-charged for taxes, though, because the loan officer was too lazy to pull up the most recent disbursement and realize that the county had already been paid out of escrow on the existing loan. Just one example there. Just stay on top of them and make sure their process is going on schedule. Call often.

Great rate though. I'd probably gamble on TD for that rate if I thought they would sell the loan servicing.

So far TD has been terrific for me. Everything they promised came though when they said it would. They were very strict about qualifications for this particular loan, but the process was smooth enough.
