Fescue or Bermuda. [POLL]

My lawn is fescue and has had a hard time with the heat here in the southeast/mid-atlantic region. I would much rather have a warm season grass like Bermuda or Zoyzia but will not invest that much in my lawn in this house (my starter home).

Fescue will do just fine if you establish it in the early spring/fall and water for increasing duration at less frequent intervals to force it to develop a deep root system. Also, many people fertilize too often, which creates leaf growth at the expense of the roots.
