My current evacuation plan is Mississippi, right near the TN border. Do a real estate search and prepare to have your mind blown. Big houses on bigger lots in really nice areas for less than the cost of a one room flat in the worst part of the bay area.

yah that doesn't surprise me.

my main problem is that wherever i go, it'll have to be possible to get around without driving (unless fully self-driving cars are a thing in 10-20 years).

I'm looking at buying some land in southern MS for when I retire.

My wife and I took a tour of the South last year. Mississippi, Louisiana, Tennessee, Alabama. While eating out at at various restaurants along the way we would look up house prices of the areas we were in and were shocked. They were giving them away. This is coming from someone in Texas.
I was thinking why is it so cheap? Checked out the crime rates of the areas and was shocked again. It was off the charts. I came to the conclusion that a lot of the South hasn't recovered from the civil war. Lots of run down houses and buildings. Roads in terrible shape. Texas is an outlier in regards to employment and crime rates compared to elsewhere in the South.
Just a fyi.

The towns I've been looking at have way lower crime rates than where I live now, and better schools, though the schools don't matter to me now. From what I've seen, good schools and low crime seem to go hand in hand.
The home prices are astounding, and the overall cost of living is low. For a retired fellow that isn't rich, it's a very attractive combination. $300k will get me what would cost two million around here. With zero debt, you can live very comfortably on $3k a month.
 
What does home owners insurance run anywhere within 50 miles of the coast? Sort of serious question...cheap houses are one thing but if you have a $5000 insurance premium...ouch.

My wife and I are in negotiations to buy and convert this old movie theater (plus the building to the right) in a small town in Texas. It hasn't shown a movie in over 40 years, but it has "Texas Historical Site" status. The price is right but it depends on the restrictions the town are willing to waive (like it having to remain a theater, or not requiring it to be a business). We would actually restore the outside to look as it did in its heyday, with original style lighting, old movie advertising, etc. The inside would be converted into our home. The current owner has done nothing with the place in 30+ years and everything inside is shot, so it would have to be gutted.

I know a few words simply from my mother using them when I was in trouble as a child, but if you'd ask me some off the top of my head, I couldn't tell you (it was more of a context thing). My Grandparents on both sides of the family spoke it fluently.

My Grandfather's parents on my dad's side came over from Moravia in 1898 and immigrated through Galveston. I haven't finished researching my Grandmother's family on my dad's side, but from what I can tell, they came over much earlier, around 1846. From what I've found in an old family bible, the families suffered quite a bit at the hands of the KKK (anti-Catholic, anti-immigrant). They didn't understand the concept of slavery as they were brought up in a country where multi-generational families ran farms, so they didn't participate for either side during the Civil War. They had crops burned, a barn burned with livestock inside, and a Great Great Great Uncle was hanged. But I'm not sure if the Great Great Great Uncle was hanged by the KKK or if he committed a crime. There just isn't any records that I can find.

It is a real pain trying to read the handwriting that is in Czech and using Google Translate.

That's not as bad as I thought. I assume it can really scale up fast the closer to the coast you get and based upon historical landfalls?

You will pay a higher premium if you live on the coast , anywhere . Put a few miles between you and the coast and the cost is cheaper .

Kind of strange to have a residence in the middle of a commercial area. Wouldn't the place be zoned / taxed as commercial?

This is part of the process we are negotiating. It all depends on what this town of less than 3,000 people would like.

This property currently has tax exempt status from the town (no town, school, etc., only county taxes). That agreement was made with the previous owner who threatened to tear it down 30 years ago. Then the town got the state to give it historical status, thus protecting it from destruction.

Restoring the front of this theater to near original, plus anything else I do to it will not only increase its value, but also put the theater back on all of the tax rolls.

So, there are no done deals yet. We'll just have to wait and see.

Well, howdy future-neighbor! Sounds like you want Peachtree City...

It’s not like those retirement communities with cart paths to the golf course, a lake, and some other recreational stuff: Pretty much the entire city has cart paths that double as jogging and bike trails. You can send kids to the grocery store or fo through a drive through.

The places that don’t have dedicated paths allow you to take your cart on the street. Affluent too. Bunch of doctors and Delta pilots.
