I loved Cumming so much, I moved there!

Seriously, I grew up in Alpharetta and watched it grow from a tiny town to the giant suburb it is today. Atlanta, has a lot to offer. I know we have a HUGE craft brewery scene in Atlanta. My wife and I moved to Cumming, in June, and though I have a 50 mile round trip commute every day, I live 10 minutes from Lake Lanier, and 30 minutes from the mountains of Georgia. (Wife's parents retired to the mountains, my parents to the lake). It is really cheap here, We paid ~$190K for a 4BR 2400 sqft home on 1/3rd of an acre. I know just down the road they have condos for sale in the 160's that come with 12ft ceilings, and Viking ranges standard. (Super luxurious)

It does get pretty hot here. You get used to it after a while.

If anybody leaves Georgia, they generally move to Colorado for some reason.
 
Are you looking to settle down? Try SF if only temporarily, since if you really want to live there you might not ever get that chance.

I still go down there now and then to see a show or eat at the Yacht Club, but the semi-homeless "regulars" that hang out all over the place really ruin it for me. No, Poetry Guy, you cannot have five bucks in exchange for some half-witted spoken word you pulled out of your ass. Not yours.

Decatur has the opposite problem; it's so popular now that it's becoming this exclusive Stepford Enclave for couples in their 40's with a household income over $500k and one kid with an inane *ayden name.

Atlanta intown living

Pros:
People are friendly. Not because they are fake but because that was how they were raised. they will talk the skin off of your face.
Lots of good food
Cheap housing
Re-gentrification is in effect big time in many of the intown neighborhoods such as Grant Park, East Atlanta, Chandler Park, Ormewood Park, East Lake, etc
Slowly becoming more bike-friendly/walkable
Mountains/Beach just a few hours away
Savannah/Macon are close and have all kinds of character
If you are into running, there's always a race going on...but there are races everywhere
Thriving gay scene...see re-gentrification above
Racetrack about 30m from downtown.
Big ass granite boulder you can climb (stone mtn) 20m from downtown
Good Rafting/Kayaking in the mountains
Best college football is in the SEC
Good professional teams, Braves, Falcons, Hawks
Marta, can get you close to where you need to be and avoids the hell outta traffic...perfectly safe way to travel during the day


Cons:
commuting is a bitch...if you can't walk/bike/train to work...you better enjoy sitting in your car.
taxes...living intown, taxes are a bitch, but you get over it
Not the best place to be walking/riding a bike
The professional teams are only good...not great.
Marta, can feel shady at times after 11pm

If you are going to be working intown, i HIGHLY suggest you look into a couple of those neighborhoods listed above. The commute from those neighborhoods is significantly better than attempting to drive in from Gwinnett, Henry, Cobb, etc.

My dad works in Cumming. Grew in Sugar Hill. The house prices in Cumming are amazing! It seems like as soon as you cross over into Gwinnett the price go up. I remember when my parents were considering moving right off of windermere.

I haven't been down there in a while. Statesboro does gets really boring sometimes 😉
 
My dad works in Cumming. Grew in Sugar Hill. The house prices in Cumming are amazing! It seems like as soon as you cross over into Gwinnett the price go up. I remember when my parents were considering moving right off of windermere.

I lived in the apartments on Windermere, for a year. You can get a LOT of house for very little money here. I've seen a 7 BR house with 2 Master suites listed at $270K. Crazy.

South GA is a cultural wasteland, bro. 😛

As a general point, if the OP is eventually considering a family; the number one expense/pain in the ass will be education. You either pay for private school (plan on at least a grand per month per kid), or you move somewhere with decent schools. This means paying a shitload (relatively) for a house inside the perimeter, or moving out to the burbs. There basically is no ideal solution to this problem unless you have a lot of cash.

I've never been there. I do remember eating at Tantra in / near buckhead. That was amazing.

Try it sometime. Not only is it one of the few true "locals" bars in Atlanta, the food is really good. Their BBQ and brunswick stew are some of my favorites in town.

This means paying a shitload (relatively) for a house inside the perimeter, or moving out to the burbs. There basically is no ideal solution to this problem unless you have a lot of cash.

North Gwinnett. I gradated from there. Houses there aren't terrible
 
I've only been stationed there briefly, but I loved Atlanta. There's so many diverse neighborhoods (Downtown, midtown, Virginia Highlands,) so many great restaurants and entertainment (Whole World Improv.) The MARTA (rail system) runs so regularly and is super convenient.

I would love to live in Atlanta. There are a HUGE amount of homeless & beggers everywhere (which is annoying when you're dining on a patio,) and some parts of the city seem pretty sketchy, but it's freaking Georgia, just carry a gun. That's what I did and I never felt unsafe even in West Atlanta where a homeless man told me "Cracka, you must be crazy cuz you gonna get killed here!"

Most of Atlanta is reasonably safe if you are moderately aware of your surroundings. The Bluff and some of the areas around the baseball stadium are the exceptions to this rule.

Found that out one day when going to a ball game. It's almost impossible to find a parking spot if you don't get there at like the crack of dawn, so ended up circling the field for a long time. One minute it was fine..next, whoa where did I just go.


Same seems to apply around the world congress center. Walk across the street and bam, not so nice anymore.
