This house is bigger. It has more garage space, which is nice. It has nicer carpet, nicer floors, needs no paint or work. It has a smaller porch, and the backyard is not fenced in. It has a nicer master bath. The most important thing is that the downstairs bonus room is VERY easily rentable. This could be rented out for 1/3 of the mortgage easily, and I would probably do that. Price is not very negotiable, and I may have to pay a lot of the closing costs (~$3-4k)
House #2: ~$153k

This house has a slightly smaller garage space. The carpet needs to be replaced. Has a beautiful back porch and the yard is almost completely fenced (about a 20ft space not fenced.. although I dont have and am not getting a dog or kids). This house needs auto garage door openers installed, carpet, paint on the inside. This house's bonus room is slightly smaller but has NO bathroom like the otherhouse. This house's bonus room has a 'storage space' where the bathroom should be - and is stubbed for toilet, sink and tub. however, I would have to do it myself or have it done.
The question is, do you think it's worth saving the $$ on the house that has no bathroom downstairs and needs carpet and paint? (the owners might give me $2000 for carpet, and may pay a lot of my closing costs) oh.. and yeah I know housing is cheap here. pay isn't as great as cali either.
