This house is bigger. It has more garage space, which is nice. It has nicer carpet, nicer floors, needs no paint or work. It has a smaller porch, and the backyard is not fenced in. It has a nicer master bath. The most important thing is that the downstairs bonus room is VERY easily rentable. This could be rented out for 1/3 of the mortgage easily, and I would probably do that. Price is not very negotiable, and I may have to pay a lot of the closing costs (~$3-4k)

House #2: ~$153k

This house has a slightly smaller garage space. The carpet needs to be replaced. Has a beautiful back porch and the yard is almost completely fenced (about a 20ft space not fenced.. although I dont have and am not getting a dog or kids). This house needs auto garage door openers installed, carpet, paint on the inside. This house's bonus room is slightly smaller but has NO bathroom like the otherhouse. This house's bonus room has a 'storage space' where the bathroom should be - and is stubbed for toilet, sink and tub. however, I would have to do it myself or have it done.



The question is, do you think it's worth saving the $$ on the house that has no bathroom downstairs and needs carpet and paint? (the owners might give me $2000 for carpet, and may pay a lot of my closing costs) oh.. and yeah I know housing is cheap here. pay isn't as great as cali either.

House #2 is CHEAPER, and has the same potential as #1. Almost identical floorplan.

depends on how you look at it. House #1 still needs to have a stove installed, and a kitchen sink and some cabinets to be truly seperate. I could technically rent a room in #2 and let the person use the main kitchen and living room (although that would kind of suck)
 
i would say #2 because it needs less work and appears to have a bigger lot. plus that deck is nice. #1 looks better from the street, btu that is about it.

actually #2 needs far more work. garage door openers, paint, bathroom on lower level if i want to rent the room rather than have a roommate that shares my kitchen and living room
 
House 1 . Its the house I picked last time . I see many homes during the year as my wife is a very busy realtor . House 1 has more curb appeal,hence will have a higher resale . It looks to be built into a berm or hill , at least the basement is so it should have a somewhat lower utility bill . To add a bath in house 2 will be far more expensive than the diff in price you see now .

actually house #2 is built into a hill... #1 is almost completely above ground
 
House #1. $7k price difference isn't THAT much considering all the work you're going to need to put into House #2.
 
this is a no brainer, you have no work to do in #1 and you have a lot of work in #2, go with #1 with the difference in the price 6k isnt worth the hassle at least to me it isnt.
 
I cannot believe how cheap houses are going for there ... holy crap. you can't even find a nice condo in this area for under 200K.

A house like that would run over 500K around here (DC/VA/MD area). Crazy man, just crazy.
 
House 2 kitchen has a much better layout.

Don't replace carpet, get rid of it, your lungs will thank you.

Bathrooms are cheap so installing the bathroom shouldn't be a big deal. You can also spend that $6k on your schedule instead of upfront.

The split forier (sp) design is going to be a drag in the long run.

hm. they are both split foyer.
