I still have to wonder why you, someone who is not from, or in DC, is giving someone advice about living in DC...

True. I am not saying that there aren't ANY places in DC that were not worth-while. I like Old Town Alexandria more than georgetown. i also know Dupont Circle, etc. There are areas that are nice in DC, but if you are not making 6 figures, you'll never aford it. The avg person on ATOT is probably not earning an income that high. The fact is, for the avg person, the "nice" areas of DC are no where near affordable. I did say much of DC is trashy, and i still stand by that statement. I also say the same about most of Baltimore. The issue is that the places that you would WANT to live are so expensive that most people can't afford to live there. If my statements were not true, the migration of DC residents up the 95 corridor would not be happening. DC housing is extremely expensive. If one were to buy a house for $150k-200k, it would not be on Connecticut Ave. Fair enough?

This is moot and not helping the OP. Essentially, my recommendation to the Op is that he move OUTSIDE the Capital beltway. You may or may not agree, and that is your right. Financially, though, his options inside the beltway probably do not include the "nice" areas that you are recommending. Even if he could afford a million dollar house, wouldn't it make sense to buy it outside the beltway? The amount of house per dollar spent would be a much better buy in Suburbia.

I am sticking with the Silver Spring area for now. I found a nice, new studio for $1100/month which includes utilities. It is within walking distance of Metro, grocery stores, downtown Silver Spring, etc. I was hoping for closer to $1000 with utilities but oh well. And if I could live anywhere, it would probably be on Connecticut Ave. between the Woodley Park and Van-Ness UDC Metro stops. And believe me, I went up and down that street last week. Studios were scarce and 1-bedroom apartments typically started around $1500 not including utilities! That I can't do!

On the whole, I would say that D.C. is largely quite trashy/ghetto with very nice areas here and there. Take the Mt. Pleasant area for example. The heart of Mt. Pleasant I found to be nice but go just a block or two towards the Columbia Heights metro and you might find yourself in a place where you don't want to be.

DC seems to be a place of extremes for me. One side you have your poverty, living in severely rent controlled housing with maximum income restrictions of say $30K. And on the other side you have your Georgetown spoiled-brat kids, driving Landrovers, wearing Prada and Gucci, and living in $2K+ studio apartments near Foggy Bottom. Question is, where does that leave people like me and my assistant who make $50-$65K/year? It really leaves us out in the cold in some respects.

And man-oh-man the demand for housing! I swear I would see a nice listing pop-up on Craigslist and by the time I could grab a cab and get there, either 50 people had already called or at least two applications were already on the property!!! It's nuts!

I'm moving into my new apartment on Wednesday. I'll be in the Silver Spring, Maryland area.
My closest metro station is the Silver Spring station (12 minutes away.)

OP, if you're moving here, I'd suggest that you live outside of the city, preferably on the MD side, and commute in... It'll be a bit farther to work (depending where you're working), but you'll save a lot of money and, unless you really love cities, probably mainatin your sanity better. My area (Silver Spring) is a great compromise between true DC and boring suburbs.

Some generalizations about the DC area:

- DC traffic sucks. During rush hour, it's true. Forbes says we're the 3rd worst. Get over it. The rest of the time it's pretty ok. It'll take a little while to get used to, and to get a tougher skin if you're from a rural area, but you'll be there within a month or two.

- DC residents are beautiful. No really. I forget which magazine it was... I think People? ranked US cities by how attractive the populace is. DC was waay up there. Men's fitness says we're #18, and Baltimore is #1.

- Montgomery County rocks. The schools are great, there is far less crime than other areas, and there is a big push lately for improving things (take the new downtown Silver Spring (you getting the SS vibe here?) for example... now there's a big green, free movies, etc.).

- PG County sucks. Well... most of PG County sucks. I go to the University of Maryland, and though there is still some crime there, it's much better than some of the surrounding areas. College Park tends to be "idiot crime" rather than "malicious crime".

- Takoma Park is full of hippies.

- NOVA (Northern Virginia) sucks. Mainly because of traffic... also because it sucks. Especially Woodbridge.

- The Metro is safer than people seem to think. In fact, with the added security with all of the terrorist stuff, it's quite safe. Just don't hang out on the lower level of Fort Totten at 2 AM wearing a "Rape me, please" shirt.


Also, if you come to DC, you MUST go see a film at AFI. Something in the theatre 1 (the main big one). It's sweet.

I've called them. They quoted me $1088 for a 530-sqft studio, including utils.

As it turns out, I live right down the road from Duboji in Alexandria where route 7 meets 395. I did live in a studio in Seven Corners for 2 years up until this May.

The efficiency in Seven Corners was not bad as far as efficiencies go, about 600 square feet, and I was paying $825 a month, utilities included. While it may not be the most aesthetic neighborhood, it is an excellent location for accessibility to the city and surrounding NOVA areas. Downtown Falls Church is a mile drive on route 7, Tysons Corner a couple miles past that. Old Towne Alexandria and the city are a few miles the other direction. Hop on route 50 and you can be in Arlington in a couple minutes, or a short drive down Wilson takes you into Ballston. I was about 1 mile from the East Falls Church metro, so you could bike there or take the access bus.

I am paying significantly more for the apartment I am in now, but it is a bit bigger/nicer. You can move outside of the beltway if you are willing to deal with the longer commute time, but there are affordable places inside the beltway (particularly efficiencies), you just have to keep on the lookout. Craigslist is your best friend when it comes to apartment hunting around here. A lot of places in this area also offer nice move in specials that aren't always advertised... I got my first two months free at the apartment I am in now. Be sure to ask about move in specials at any of the places you check out.

DC is nice in it's parts, but it is ghetto in it's part. but hey what city isn't? I can too say that I hate driving in DC, and because it's confusing. and no the layout of hte streets are not confusing, it's all the damn 1way streets and all the construction going on that forces you to take new routes that confuses the hell out of me.

but if you get off track, its pretty easy to get back on track typically cause of the letter and number streets.

check out the grosvnor place apartments right on 355 accross from white flint metro station. you could find a studio in there for like 1000 - 1100 a month.

EDIT: oh also there are some nice apartments in Arlington that are less than 1 mile to metro stations. my friend just moved out of one and we used to cab into DC to the party areas on a 5 minute cab ride. I can ask him prices if you want, it was definitely not more than $1200 for a 1BR apartment.

I've been in the white oak area for about a year and a half. I pay almost $1400/month + utils for a 2 bedroom apt and the area just sucks. Before that I was in Arlington and Alexandria. Man I loved Alexandria so much. I was renting a 2 bedroom 2 story 1.5 bathroom townhouse for $1370/month ($20 extra for 2 cats) and that included utilities. It was close to 395 but far enough away so you don't have to hear the noise. The winter times were beautiful there as well vs Crapyland. I was about 10 minutes away from Old Towne Alexandria which is beautiful. Virginia just seems to be more "peaceful." I'd recommend spending a day in each area to see which place you like more.

Also when I moved up here to MD, my car insurance and renters insurance went up in price.

If you don't mind roommates I recommend renting a room in a group house. Instead of paying $1,100 a month for a studio you wind up paying $500-700 and having a full-size house to live in. Of course if you don't have friends to live, finding a good group of of random roommates can be iffy.

- Montgomery County rocks. The schools are great, there is far less crime than other areas, and there is a big push lately for improving things (take the new downtown Silver Spring (you getting the SS vibe here?) for example... now there's a big green, free movies, etc.).

- PG County sucks. Well... most of PG County sucks. I go to the University of Maryland, and though there is still some crime there, it's much better than some of the surrounding areas. College Park tends to be "idiot crime" rather than "malicious crime".

- Takoma Park is full of hippies.

- NOVA (Northern Virginia) sucks. Mainly because of traffic... also because it sucks. Especially Woodbridge.

- The Metro is safer than people seem to think. In fact, with the added security with all of the terrorist stuff, it's quite safe. Just don't hang out on the lower level of Fort Totten at 2 AM wearing a "Rape me, please" shirt.


Also, if you come to DC, you MUST go see a film at AFI. Something in the theatre 1 (the main big one). It's sweet.

Oh god I think DC and maryland are the fvcking cess pools of this area. North Virginia is beautiful! The cost of living is lower in Virginia as well. Personally, I would live down in Virginia and commute instead of being here. I've never hated a place like I hate Silver Spring, MD

What's wrong with the downtown area? How long ago did you live there?

I've been in the white oak area for about a year and a half. I pay almost $1400/month + utils for a 2 bedroom apt and the area just sucks. Before that I was in Arlington and Alexandria. Man I loved Alexandria so much. I was renting a 2 bedroom 2 story 1.5 bathroom townhouse for $1370/month ($20 extra for 2 cats) and that included utilities. It was close to 395 but far enough away so you don't have to hear the noise. The winter times were beautiful there as well vs Crapyland. I was about 10 minutes away from Old Towne Alexandria which is beautiful. Virginia just seems to be more "peaceful." I'd recommend spending a day in each area to see which place you like more.

Also when I moved up here to MD, my car insurance and renters insurance went up in price.

I'm not just comparing white oak. I'm talking about most of montgomery county, downtown silver spring, etc. OP stated that he wanted to live in downtown silver spring. The only decent area in MD is to the west of here

OP, if you're moving here, I'd suggest that you live outside of the city, preferably on the MD side, and commute in... It'll be a bit farther to work (depending where you're working), but you'll save a lot of money and, unless you really love cities, probably mainatin your sanity better. My area (Silver Spring) is a great compromise between true DC and boring suburbs.

Some generalizations about the DC area:

- DC traffic sucks. During rush hour, it's true. Forbes says we're the 3rd worst. Get over it. The rest of the time it's pretty ok. It'll take a little while to get used to, and to get a tougher skin if you're from a rural area, but you'll be there within a month or two.

- DC residents are beautiful. No really. I forget which magazine it was... I think People? ranked US cities by how attractive the populace is. DC was waay up there. Men's fitness says we're #18, and Baltimore is #1.

apparently you haven't been to the newly renovated downtown silver spring area where the new restaraunts and movie theatre is. It is far from a crap hole. Also Bethesda is a crap hole?

And the only nice parts of NOVA are Arlington, Mclean/Vienna, and parts of Alexandria. I'm hoping if I land this new gig I will end up living in Arlington.

you must have a very sheltered idea of what montgomery county is like, and it makes sense if since think most of montgomery county is like your home area of White Oak.

Actually, I'm not sure what my area is called--I just call it Briggs-Chaney because that's the Columbia Pike exit I'm off of (there's a lot of apartments and car dealerships there.) Not the best area, but I really liked the apartment complex and I'm only an 8 minute drive from work.

Yeah yeah I've seen the red lobster, asian bistro, panera bread, romanos, lebanese taverna, etc etc. Nearly every one of my co workers say they would not venture outside that 5-6 block area at night. Real safe, eh?!

And Bethesda is nice but it isn't downtown silver spring is it? And I did say to the west of here is better (bethesda, rockville, etc)
