Cost of professional roof-shingle installation?

A simple rectangular ranch house 927sq ft., very low angle ^. No crazy dips/eaves or anything, just a practical angle. There are three pipes coming out of the roof of small size. One for the furnace, one for the sewer stack, one for the kitchen area.


How much you think it would cost?

It's easy enough for me to get up there and replace shingles but now they are all so brittle, i am thinking I'd rather pay someone else to do it quickly then me over the course of a long weekend + have to deal w/ cleanup

Would probably just get 15-25 year asphalt shingles to match older ones

Tear-off and re-roof, and just overlay?

A lot will depend on the area of the country too.

for that size, i'd say about 4 grand. at least here in the midwest.

I recently had a rental property with 900 sq. ft. Roof is 14 squares. Tear off and Replace 30 year architectural shingles. Cost $1200 materials and $700 labor. Location MS

Ring up a couple of local roofing companies. They should be able to give you an area rate over the phone.

I had my home re-roofed with shingles made from the skin of the innocent. It cost about 200K because of the shading issue I had. You see, I wanted my roof to be an even color, and the skins I had originally were from different races. SOoooo I had to go out and find more innocents who had the same complexion and color and slaughter them by the hundreds. It all worked out in the end though.

Price varies on type of shingle, if it's a tear off, 2nd layer, and where you live. I did my carport roof a couple years ago myself, complete teardown and cost me only a few hundred bucks and a couple days. Well worth it if you have the time and a low pitch roof.

I called a roofer first , had him come out , climb onto my roof and look around . He wrote down that I had wind and hail damage(which every roof has thats of any age),then I called my home owners insurance company , explaine my ordeal with the roof . They sent out an adjuster who met with my roofer,went up onto my roof and looked around .
I got a 12,000 dollar roof for my deductable(1500)then the roofers gave me 500 to put their sign in my yard,then they hit my son's pos car leaving and gave me 500 to 'be cool'
As they were all mexicans I got real cool . This for a 30 year architectural roof . So do your homework , homey .

I don't have hail or wind damage, hail where i live is rare and usually pea sized. Worst wind damage i've had was a shingle or two ripped out, so I just go up and nail down some replacements.

I'd rather save my insurance $ for a real emergency IMO, I don't want to get dropped because 3 weeks after I shafted the insurance company I ask for $$$$$$$$ due to a home fire.

Anyway, I hope you don't pay into the same insurance company I do because basically everyone else paid for your roof when it sounds like it wasn't for an emergency.
