For condesation you would probably have to get the heatsink down to 55 degree's F, which would be VERY hard with air cooling.. Also depends on ambient temp. (just a guesstimate..)

You just need to keep it above the dew point which is calculated from relative humidity and temperature. If you live somewhere like Phoenix it may not be a problem. On the other hand Florida without air conditioning would be a big problem. The equation is quite complicated. I found a few posts on the web that had the equation, but decided it was too much to repeat.
