Contacted a Realtor for a home she had listed. We don't have a Realtor.

My 3rd post regarding real estate in 2 days, I know, I'm sorry. We were pre-approved today for a mortgage, and found an awesome home that is exactly what we are looking for, and actually listed a little lower than we were expecting.

I contacted the Realtor who is selling the home myself via her website. Is this looked down upon? Seems to me if she sold us this home, she could stand to make more money. But, on the flipside, I don't know if you're supposed to only go through a Realtor when looking for a home. I feel like she might think we are "Rogue Buyers" or something 🙂

Sent her a very nice email, told her we were approved, and the house looked great. Do you think she'll take that seriously?
 
I bought a home through an agent who was dual representing both the seller and the buyer...I'll never do that again.

Lots of little things here and there that she didn't disclose to us that came up along the way. She was protecting the seller more than the buyer.

Just my limited experience having dealt with one agent in this way. You might have a little more negotiating room if you worked through here since she is double dipping on the comission, but you might not get the best representation since she may have a conflict of interest disclosing certain things.

I went the dual agent route when buying the condo. That realtor was pretty much worthless to us.

Its far better to get realtor recommendations and get a realtor to represent you. Then you tell that realtor that you want to look at that specific house. With our house, we went with a highly recommended agent and she went over our new house and found a whole bunch of stuff for the builder to correct at no charge.

Its not too late to go that route - just don't return the calls/emails of this other realtor. 🙂
 
Wow, thanks guys. If she showed us the house and we didn't have a Realtor, are we at that point obligated to go with her as our agent if we wanted to buy the house?

We couldn't say "Thanks for the showing, looks great, we're going to go find another Realtor to go to bat for us?"

Guess that wouldn't be too kosher.

Definitely, you are under no obligation to go through that realtor. She's just an agent, and you can choose your own agent to represent you. Just make sure you find a good one.

Even if the home was shown to me tomorrow by the selling agent? And I had no buyers agent in attendance with me?

Generally there is some verbage stuck in a contract that says if your representative wasnt there on the first visit to the property, there will be no compensation for your agent.

My wife and I just went through hell not getting our own Realtor.

Never ever do the dual agency.

Actually a Real Estate Attorney is better for representing the buyer.

That is very kosher. She's being commisioned to sell that house. Period. You have ZERO obligation to her if all she did was provide you with a showing.
 
I agree with the above comments.

The agent is obligated to protect the seller.

Note: I bought my house with an agent who was the listing agent (seller) and my agent (buyer). As others stated, DON'T do it!

It is a good idea to get a second professional opinion that is interested to get you the best deal with all details & check list checked.

[add] My sis & her husband just moved into their home today and I think their dual rep agent didn't do everything that could be done for my sis & husband interests.

They paid $639K for a 1920 home that I think it may cost $500-550K in that area. There are similar home in other decent area in the same town can be had for around $450K. For $600K+ they could have get a brand new home in way better neighborhood which is world apart from the house that the purchased, however the commute would add an addtional 10 minutes drive to her day and his would be about 5 minutes more in commute time.

It may not be in every deal, I have seen some with it, and some without it.

In all honestly, she may be representing the seller, but first and foremost she is representing herself, it is always in her best interests to get the house sold, regardless of how the deal goes down.

I'm going to find some reliable, experienced buyers agents tomorrow through colleagues, then go at this the right way.
