We just moved into our 2 weeks ago. Just wait until you start dealing with all of the odds and ends. It will drive you nuts ;)

hhaha i just closed on my starter condo in California; sigh that's a whopping awesome price. Congrats man!!!! I just got my obamaca$h in the mail (amended tax return). Enjoy your new place! I'm still doing repairs/renovations on mine.. ugh taking forever haha.

That partition between the living room and the kitchen looks really odd. Maybe that can be turned into a counter or something

I paid 400+ for my 800 sq ft home. Northern VA. A bit under 0.1 acres.

Just got back from taking a trip around the new area we are moving to - checked out shopping, restaurants, etc. Drove by the new place - they are moving out. Whoo!

One thing I learned from the myriad of real estate shows I have been watching this year, is that if a seller is smart, they price the house below market value. It creates a lot of traffic, and sometimes multiple bids. The original deal was that they would contribute 3% of the sell price towards my closing. $157k * 3% = $4710.00.

Why should I pay for a report, and let them see it? If they are that interested - they should get one for themselves. What if I let them see a copy, and they tell me to pound sand? I've paid to make it easier for them and the next offer that may come along. Like I said the caveat of a seller seeing the potential buyer's report, is that legally, anything found detrimental on the report has to be put in their seller's disclosure statement.

Actually, I am looking forward to it. Up until 3.5-4yrs ago, I was a homeowner for many years. When I sold my last house, I liked living in an apartment, no responsibility, etc. I look forward to tinkering again. I am a serious tinkerer. :D

I agree. I am going to see if it's load-bearing. If it is - I want to remove the two center columns and put in a granite eat-in counter. If it's not load-bearing - I will put a larger granite counter in.

Bonus advice: If you want to sell a house, find a realtor that can take pictures of more than a corner of a room. "Oh look, it's the spot where two walls meet! It's my dream home!"

Yep - they have a good Realtor. I can't really say that about mine. It worked out in the end, but this was the last house I was going to put an offer in with her.

I agree - in this day and age of the web, can't a Realtor make more effort than put up one or two shitty pics?

I could not agree more about the "clean the place" comment. I also remember going into houses that smelled like wet dog or worse. At the very least, bake some god damned muffins or brew a pot of coffee, or something.

Like I said, these people knew how to sell a house. Aside from the TVs on, setting the atmosphere, there was a nice note stating what was staying with the house, how child-friendly the neighborhood is, and offering bottled water. It exuded pride of ownership.

Lutz... I dated a girl who grew up there. You are right. That house is really well staged in those pictures. I saw plenty of dumps in my search. The worst were the ones currently being rented. The renters would often live in such filth and have such awful smells permeating from the place.

Damn - that house for $150,000???? Where I live $150,000 wouldn't buy you much. Heck, $450,000 will just get you into decent category.
