Never try to value your house by what other houses are ACTIVE on the market for. You only value your house by other houses that have already SOLD. I wish more home owners understood this notion.
Home owners constantly tell me which houses are for sale on their street and in the area. I ask them if the house sold yet, they always say no, so I tell them that if it hasn't sold, it doesn't matter to me.
