I have found that the fsbo is VERY market and price range sensitive. The cheaper the house the better chance you have going fsbo.
The first house I sold I was on a street of townhomes. All built the same time and virtually identical. My neighbor was fsbo @ 135k and had sat there for weeks unsold. I went realtor and sold @ 143k in less than 36 hours on the market.
The second house I sold I tried fsbo @ 180k. Sat three weeks and not a nibble. Listed with a realtor and had an offer @ 185k in a week. Lost my ass after commision but at least it sold quick.
The longer a place sits the worse your chance to sell gets.
I'm fully in belief that most places will in fact sell quicker with a realtor. Between the listing services and the proxy negotiating it's just something more buyers prefer.
