Bank finally accepted offer on house...

So I put in an offer on a house about 6 weeks ago. My wife and I are getting a bit desperate to get out of this apartment. We were getting frustrated with absolutely no response. Turns out the bank hadn't even looked at our offer until last Sunday. By Thursday we had a pretty solid idea they were going to accept it. Turns out the shortsale actually had two mortgages, so we just had to wait for the ok from the 2nd bank, which we've just received today. Awesome!


We kind of got screwed on the negotiating end though. We weren't trying to get a crazy steal on this place, as prices are already good enough. Not to mention we already got outbid on a previous house, so we don't really want to play games. We want a home! So this house was listed at X amounted, we actually offered to pay $2100 above asking, but we asked for $5000 in closing costs to be paid. We figured it'd be easier to save money up front and the monthly payments were low enough that we couldn't afford to basically finance that $5,000. Seemed like everything was fine. About two weeks after we made the offer their realtor said the bank was only going to pay $4500 in closing. We said fine, no big deal its only $500. Fast forward to last night and we find out the bank will only pay $3900 in closing, the realtor has miscalculated. At this point I was a bit pissed about that and I really wanted to lower my offer to reflect the difference in purchase price, but since the realtor had hinted that others had offered, I didn't want to risk pissing anyone off and losing the house. So instead I lubed up and took it up the ass. Ah well, at least I'm getting my house.




Now, to those who have recently gone through this process are there any specific things that I need to get in order before we close in 6 weeks (June 12th). For the record, its an FHA loan and I've heard horror stories about appraisals on houses with FHA loans, but I don't anticipate that being a problem (crosses fingers).

These are from MLS so anything in there is from the previous families. I'm really excited about the big back yard. I plan on building a nice lanai back there. It will be nice for my little mini-dachshunds to run around in too. Apartment life sucks with dogs.

Congrats on the house.

However, your realtor didn't "miscalculate" he misled you to get you to accept the offer. Obviously desperate for a commission.

I'd consider asking him to pay the difference to you out of his commission, since you accepted the counter based on his misinformation. If he won't play ball, throw it out there that you'll complain to his broker and file suit if necessary. That'll get him moving.

Buyers' agents can be real scumbags, because their commission depends on you buying. Not saying all are, mine sure wasn't, but you have to take an objective look at who he was really working for here.
 
SJ, I figured I'd been taken advantage of. I went into this house buying process all gung-ho on being a good negotiator, getting the best deal etc. After a few months of looking at tons of houses I was starting to get anxious. After a few offers didnt get accepted (or even looked at?) I just wanted to get a house at a fair price. Like I said, I was pissed about what happened, but the realtor hinted that he had other (better) offers that he didn't accept because when we offered he told us he would not accept any other offers. If that is true that was very nice of him and helped us a great deal. If its not true, well he played me. Regardless, I have no way of knowing for sure and really don't want to ruffle any feathers at this point.

Does not look to bad, but I would get some new cabinets (or if the body is good new faces). Heck Ikea cab's look better then those.
 
Congrats! I've been in the market for a house myself. Not much around these parts yet. It's a good time of year to be looking though as I can notice any leak issues from all the snow melting.

Also cement driveways tend to crack, so keep that in mind. That one looks almost new though, and they spaced it out, so you may be ok.

And yeah get the inspection. My agent always stresses the importance of getting one.
 
I took a look at your pictures and said "That looks like where I live." Then I checked your profile and that confirmed it.

How much was your offer?

My wife and I are in the same position and I'm curious to know: what horror stories have you heard? I want to make sure I don't get anally pounded.

Yep. Realtors are consummate liars, especially when it comes to short sales.
 
The realtor dicked you for sure though, "miscalculated" my ass. That's up there with the rates changing overnight when you're ready to sign.

$125,000 1505 sq ft. large lot though, so you have to take that into consideration.

I've just heard stories about the house not appraising for what the offer was, so the FHA wouldn't approve the loan amount.

Think it depends. There are some good ones out there. My Realtor is actually very honest and helpful. I told him about what I want, and he brought me to show me houses that were in my range, starting from the worse to the best. The first one had some issues such as the way the foundation was built, and he pointed out those things just to let me know it's stuff to watch out for. He's not trying to hide anything from me to try to push a sale.

He even told me, I just have to be patient as right now there's not much, but throughout the summer there will be some more, and prices may even go down a bit.

Ah, gotcha. I talked with my realtor about that and he doesn't think that it's going to be an issue here (NW suburbs of Chicago). We had so much home inflation that you wouldn't believe the way prices have come down. We're talking saving $100,000+ on short sales of homes.
 
5K closing costs? Holy crap that expensive. I only paid about $1500 in closing costs. Why is it so expensive?

Well, total costs at closing are like 11,000. That's including downpayment, closing costs, prepaids (insurance, taxes etc...) So the 5k helps with all of that.
 
Wow, nice. Congrats. I closed on my house on June 13th of last year.

As far as closing went, be sure to get it inspected and get title insurance. Maybe I got lucky, but I probably spent a total of four hours dealing with the technicals of buying the house. It was really an easy process.
