Went to check out the 160 acre property. Looks decent from what I saw. Was with a friend so did not have room to bring the drone though... he's actually the one that kept bugging me to go see it... otherwise I would have just went alone so I can bring the drone. I need to build some cargo boxes for my truck some time so I can put stuff in the back that I still want to be safe from the weather or flying out. That's what my shop is going to be for... so I have a place to build stuff like that.
It's a big chunk of change to spend so now that I'm closer to the reality of actually buying I keep semi chickening out. But this seems like a really good one and there's good views too from the little I saw past the trees. Would be lot of initial work to get it to a point where I can even drive on it, but it's doable. I think I would take a few days to go camp out at it and scout the whole property to look for high and low spots and what would be the best area to build. Then mark all the trees I want to cut and do that, then take a week to clear out the rest with a dozer. If I can cut the trees in like 10 foot sections and put them aside but off the ground I could even keep them to build a log cabin or something. The first cabin would be rough and really only meant to stay in while I build the nicer one. Probably build a garage first actually. There would be lot of work to do so not like it would happen in a year. considering it took me 2 years to build a shed in my own back yard... I'll probably be 40 by the time I have a good cabin at that place. Kinda crazy to think of really. I feel I should have done all of this like 10 years ago when costs of living were not as bad and I had more breathing room.
But yeah think tomorrow I'll call the realtor, it's a bit more official than an email through the MLS site. They are asking around 60k think I will offer 57k or something. Basically try to save a few thousand which will go towards lawyer, land transfer tax etc.
I reduced my mortgage payment from 650 to 390 as to prepare for this, so whatever I put on the credit line I will be able to pay down a bit faster.
Even if I don't end up buying I still need to pay down the truck faster.

That's why I lowered mortgage so I can pay that off faster. At this point it made no sense to do that as the mortgage interest is like over $200 per month and the credit line is $50 but if I buy property it will temporary go on the credit line and the dollar amount in interest will be higher. The interest rate is 1% higher on the credit line. If I pay off what's on it now it will give me more buffer too.
Goal is to use my company ESPP to pay for the property but I will wait for stocks to go back to normal first.

As a random note, it costs around $35 to go to Cochrane area and back. Filled up before leaving this morning and filled up again a while ago. Not cheap, but also not as expensive as I thought.
