So I just put an offer on a property... Offered 57k and their asking is 63k. 60k is my absolute max I can afford so I wanted to keep some contingency for any other fees like land transfer tax and lawyer fees etc.

76 acres with a decent land clearing already, and a river goes right through it, and it looks like high voltage power lines go through it too. (potential to sell solar power if ever they bring back that program). There's also a house on it but the listing does not say much about it and seems to indicate it's probably a tear down, but still, it might be salvageable.

Only thing that seems odd to me is it says it's part of Cochrane, but also says unorganized township. Cochrane is not unorganized. So I'm hoping that's not a mistake. It's far enough from the actual city that maybe they just treat that area as unorganized even though it's not it's own township.

I asked those questions to realtor though so we'll see what happens. It's kind of dangerous to put an offer without already knowing all of that but I don't think an offer is legally binding until I sign something so think I can still back out.

Better than buying a brand new vehicle like lot of people do without batting an eye, which would cost around that anyway and hardly last my life time. My eventual goal is to sell the house and live there, way less costs of living due to lower taxes and being mostly off grid. For the time being it would be a place to go camping though, I miss camping, and don't really have any spot to call my own anymore these days. Would also have more room for hobbies and toys like if I want to have skidoos and stuff or work on cars etc.

I really do need to come up with a secondary source of income though, since yeah it's probably not the smartest thing to buy land right now when finances are already tight, but I know land like this won't always be available. With the way the economy and the world is going I think more people are starting to want to live off grid.

Once I get to a point that I do have a cabin built I could put it on AirBnB too so I could recoup some costs that way.

Once my ESPP stocks go back up to normal I could pay a chunk off with those too. They're sitting at around 37k right now but they're low due to covid.
