I got lucky again! First 90K for a house, barn, 111.3 acres, etc.
Late this afternoon, I went for a walk on the lower 50 acres (got "lost" a couple of times)
I was planning on planting apple trees this spring.... no need. I lost count! I must have 30 or so apple trees on the property, all in decent shape, but, of course, needing to be pruned back. There were at least 5 different types of apples.... some were Macs, some were Granny Smiths (I think), and I think some of the others were Galas.... I'm not sure of the rest.

Then, I discovered the first of 3 black berry patches I found today... I must have eaten 2 quarts of blackberries :)

Oh, and enough elderberries to make a couple of pies.

obligatory Monty Python quote:
"Your mother was a hamster and your father smelt of... elderberries!"

There was another type of dark berry growing on some of the trees..... these were in the same areas as the other fruit trees.... I have absolutely no idea what they are, or even if they're edible. (tasted kinda bitter - but they didn't seem 100% ripe either)

Someday I want a house just outside of town, with several acres between me and my nearest neighbor, along with a shop where I can play with cars in my spare time.

Sounds like where I grew up. We had watermellons, strawberries, blackberries, dewberries, huckleberries, blueberries, pears, cherries, kumkwats, and bulluses all growing naturally.

Oh, and how far are you from Rochester? Are you near the 'sod farm' area of NY?

Bah. I'm used to eating a lot of fruit.. I eat all the fruit I can get my hands on this time of year.
But, the first time or two that I eat nothing but fruit during the course of a day, you're right. But, it's "the next day" now, and no problems to report. :)

Nah... 111 acres, plus a barn, 4 bedroom house, large garage/storage building, garage for 5 very large tractors (or other farm equipment), 2 silos, corn crib, and a milk house, not to mention the standing timber which includes some very nice cherry, maple, ash, and others. (very few oak trees though :( ) And the apple trees, christmas trees, 30 acres or so recently reseeded for good hay, 2 pear trees, a peach tree, 2 plum trees.... And, from reports, a monster 10 or 12 point buck. (and I think I found his bedding area yesterday) :p a lot more than just the land.

It was a foreclosed property... a few people were interested in it... one guy was going to quit as a pharmacist and become a dairy herder (yeah, right... he'd go broke trying... too small to make a living as a dairy farmer) Anyway, he, in particular was scared off by the work it needs. The main problems are:
leaky roof (it's a new roof too... bad flashing - no problem to fix)
needs a new septic tank put in (5000)
new line from house to well - it has a spring fed well, but I think I'm going to switch over to the new well that was put in for the barn... probably about 1000 to do that.
Foundation is still sinking/settling (no big deal, the house is old... 4x6's and floor jacks to halt any current problems, new foundation in the next year or two
Wood furnace: switching over to coal (still cheap, but much easier and much cleaner)
and a corner of the barn has a decaying sill plate... already contacted an Amish work crew to have it fixed.

So, after about 15-20k in immediate repairs, it should be in great condition.

You might already know this, but watch out for the damn mites! I make blackberry wine in the summer, and last time I was absolutely destroyed by the mites. I was miserable for a week.

Congrats on your house/land purchase!

I'm either not allergic to mites, or we just don't have them around here (knock on wood).... I always wear shorts in the woods (during the summer) and other than 50 or so ticks on me during archery season, I've never had any other problems. (and all the ticks seem to happen on the same day.... cold day followed by a warm day seems to trigger them... )

I spent 2 years on a similar farm in Upstate NY back in the mid 80s (10th/11th grade). It was a great time for me. I got good at archery and fishing and enjoyed myself with a lot of hiking.

My farm home was near Canandaigua Lake, close to the town of Cheshire. About 45min. SE of Rochester.
