Anybody hire "day labor"? or what is the rate you would do this? Minor Update PIC UPDATE

Hey that looks pretty damn good. What are you going to do w/ that space now? just more backyard or something else in its place?
 
This is to add on a 16' X 40' addition. It will have the same roof line as the sun room but just wider and longer. It will have the kitchen and 1 bedroom with a full bath. So we will go to 5 bedroom 3 full bath and a much larger and kitchen from the current 4 bedroom and 2 full bath and very small kitchen. Our current fridge does not even fit in the current kitchen.

My yard is over 1/2 a acre. That is very good for N.Va in most places, esp with the land bing flat and 100% usable.



Now we need to clean up and I need to find someone to draw up the plans so I can show the builder, get permits, and order trusses. So far I have 2 people with 1 guy wanting $2150 and another $1600.
 
wow sounds sweet. can't wait to see the finish product. what's the timeline for something like that?

Kitchens are expensive. You have plumbing, cabinets, counter-tops, appliances, light fixtures, tiles, flooring. I'm in the middle of redoing my kitchen too. :Q

Good lord I have no idea to be honest. We are getting permits and following code. So with everything that needs to be done it will be a little while to 100% done.

I liek to have the OUTSIDE 100% before it gets cold. Then I can do the plumbing and electric myself after. I will have someone do the concrete foundation and drain lines, the roof and walls, and the drywall. I will do the rest for the most part.

Using 12ga wire for the full run (outside the stove and anything over 20amps of course). I will use PEX for the plumbing pipes to save money and time but use the good PEX and connects.

Yes we will use Cabinets from Ikea. They can look really good if you frame them right.

Tile we will use a decent one we saw at lowes. I think its less then $2 a ft. Plumbing will be PEX-a (aquapex and the expander method). appliance we already have (LG with the stainless steel). and so forth.


So there are places and ways to save money. But will still look good and not cheap out on quality though.

And, OP, kitchens are fun... at first. But, they take freakin forever. I'm letting the thinset for the hardibacker slake right now, then I put down the hardibacker on the floor. And a bazillion stupid screws into the hardibacker.

No hardi for me, only Ditra. I have over 300 sq/ft of it. More then enough to do the tile in the kitchen and bathroom.

You are working on a wood sub right(I remember your thread but don;t remember the floor)? If so then hardi is quicker and should be fine for that. But for concrete I like ditra, esp if it is not that old like the one we will have poured. That way cracks will not damage the tile.


Oh and I had planned on building my cabinets but that would have REALLY made it take longer. Hard to do wiring, plumbing, and also build Cab at the same time. 😛
 
Went to the 7-11, and 4 guys hopped in your cab... The two 7-11s in my area only have poorly parked vehicles blocking the bumps, not one day labourer in sight.
