I start a graduate school program in Tampa/Brandon in June and am looking for a place to live.

South Tampa has some really nice neighborhoods, but I am worried that the commute to school will be a drag. Taking a sample S. Tampa Address (3305 west vasconia) and using google maps for directions to campus (9503 Princess Palm Ave) I get a 14 mles 25 minute trip.

Will this mushroom to an hour at rush hour or would I not get pounded that hard by traffic?

I'd love to find a place in Brandon really close to campus, but that is proving difficult.

what school?

Brandon sucks. I hate it. it is a mix of white trash, rednecks, and rich yuppies.

I used to live in north tampa, now live in St. Pete.
South tampa has nice areas, I don't know it too well. think it's expensive.

yes traffic sucks pretty much everywhere.
 
I lived in orlando area for awhile and have family in the tampa area. The entire I4 corridor through the center of the state has had a good bit of growth over the last dozen or so years, and yes traffic will suck during the normal rush hour times. Outside of those it's not too bad till you get closer to orlando which from the last time down there seems to be going on 18 hour a day rush hour with all the tourist.
 
I lived and worked in the Tampa area for 10 years and left in 1999. I actually worked very near where you're going to be going to school. My office was at 9610 Princess Palm Ave.

I frequently had to go to South Tampa from my office and you can get on the Crosstown Expressway which is a toll road, but it saves you a lot of time. Back then, the only time it was busy was during rush hour, otherwise, it was pretty much smooth sailing. It's not a bad commute from South Tampa to the Princess Palm area.

Brandon traffic sucks big time. I don't know if it's any different now, but pretty much every part of Brandon has to be accessed from one road, which is Hwy 60 or Adamo Dr. and it's busy as hell. I think they've widened the road now, at least they were in the process of doing it back then.

I think I'd live there again. I actually lived in Plant City and commuted to my office and it was only about a 15 minute drive or so, at least in the morning when I went around 7:00.

You'll find ways around the traffic though. I drove all over Hillsborough County and knew all the backroads very well.

OK, the program director suggested I look West of Brandon due to the location of the hospitals much of the training will take place at. Anywhere other than South Tampa worth looking at?
 
Are you looking to rent or buy? house or apartment?

Assuming you are looking for apartments, check out the areas near providence road between lumsden rd and bloomingdale ave. I used to live here, which would probably be a great area for you, about 10 minutes away from the hospital and about 15mins from school.
 
First of all, what are you requirements for a residence? Are you looking at a house? Apartment? What is your budget? What kind of neighborhood are you looking?

The area shaded in blue is a pretty nice area. Lots of mature trees. A golf course. Houses in the $500K+ range along with houses built in the 1950s for slightly less than $200K. It's a mature and nice neighborhood.

Plus, traffic won't be that bad going to Princess Palm because you are against the flow. Rush hour traffic in the morning normally flows West towards the downtown Tampa area. Your drive from Temple Terrace will only take about 20-25 minutes. You just take 56th St. south towards Sligh Ave. Make a left towards US 301. Right on US 301. Left on MLK Blvd. That's it.

A 4 or 5 bedroom house to rent for $2500-$3500. I will have a newborn and 1 1/2 year old and a 3 year old. Kid friendly is important - parks & playgrounds, etc...

I'm not sure about that exact area, but I have a friend who lives nearby. His neighborhood is pretty quiet. Your school should only be a few minutes away. You just need to head north to Martin Luther King Blvd. Drive west for a little bit, and you're there. Normally, the busy road for the Brandon and Valrico areas is State Road 60. Lumsden and Bloomingdale would probably come next. All these roads are east-west in direction, so expect traffic to go west in the morning and east in the afternoons.

Also, you're pretty close to a couple of parks. The biggest one is probably Edward Medard Park slight southeast from the house. It's got a lake and lots of running room for pets and kids.

By the way, $2500-$3500 is a lot. For what you're looking for, you can get it for around $1500-$2000.

West of Brandon is a very large area - Temple Terrace was suggested, and will be good for Brandon, I-75 is close.

What do you consider an acceptable commute each day?
 
Going to say Temple Terrace as well. Look around Harney Rd. and Bullard/Busch, there are a few new "cookie cutter" developments there along with some town houses.

Whatever you do, avoid New Tampa (a few exits north on I-75) like the plague. It seems close, but the combination of IDIOT drivers and roads designed years ago that are like 200% over capacity = trouble.

The closer you get to Fowler Ave./I-75 or I-4/I-75, the closer to 10 minutes it'll take you to get to Nova in Brandon.

I would avoid the Fishhawk area. Tons of traffic and it's 2 lane roads.

I-275/I-4 is a complete waste of time before 10am and after 3pm. They have been rebuilding it for 10 years and it's still worthless waste of taxpayer money.

Don't know the neighborhood but anything on the river like that near Sligh is going to get your really really close to everything interesting in the Tampa area. I know Temple Crest, which is real close. If its anything like that neighborhood you're in good shape dude. Hyde Park is close, good night life and food. You'll also be close to Channelside and Downtown Tampa. When I say close I mean 15 minutes.

In your OP you had asked about traffic. Yes, the traffic times will increase when you are commuting to Brandon but you'll be heading against the busy side of traffic, which is good.
