Any legal responsibility in renting to males and females?

Yeah, I seem to have problem typing "live" today. Sorry about that. In my defense I am typing this really quickly at work. Plus I cannot spell well, but I am could with numbers.

if they are of legal age...they are on there own..as long as both parties are aware of the situation

The fair housing act excludes owners who lease four or fewer single family units. In other words, if you own fewer than four single family units you can discriminate to your heart's content. If you are renting out rooms in your home you can deny anyone for any reason.

As to your fears about the single female with three other males. She knows that there are three male roommates living with her. I'd say it's a bad idea for her but ultimately everyone's actions are their own. You are not responsible for the actions of another.

They are all of legal age. And, after reading more information I may let her have the room after all as long as the guys don't have a problem with.

Who are you, her father?

Maybe she's a nymphomanic, and needs three guys on the premises so that she can cycle through them without causing any unwanted chafing of body parts. :p

Just make sure the lease she signs waives all of her legal rights to come after you.

Honestly, you are highly unlikely to ever get sued, and even more unlikely to get sued for liability reasons over renting to a female with male roommates. You'd have to be negligent in some capacity to have a problem.

What kind of negligence might was cause me to have a problem? Not that I think I am, just wondering.

Like allowing 3 convicted rapists to live there with the girl.

I think you would create more of a problem by not letting her rent. She's over 18, she's a big girl, and if she thinks she can handle 3 guys, then so be it, let her.

In my mind you could get sued for discrimination as what was said before, if you don't let her rent.

That's just my take.

why don't you ask if those guys want a girl to be their housemates? if they don't want her, then you just tell her those guys don't want a girl.

It's not that they can be taken to court for renting co-ed housing but rather the reprocussions that may or may not result from it.

Again, the OP isn't necessarily responsible for her safety outright but if something came up, shadows of doubt might be cast in his general direction. This is why I, as well as other people, have suggested that the OP have her sign a form saying that she knows what she is getting herself into and he is in no way responsible for anything that may result from an interaction between the mixed sexes.

I do plan to ask the guys. I think they will say yes, that is why I posted here first. I also plan to add a line to her contract saying that she knows there are guys living there and that I am not responsible for interaction between roommates.
