Any legal responsibility in renting to males and females?

I usually only rent my apartment out to four people of the same sex, mainly because most girls will not leave with guys she doesn't know. I had a girl call and ask to rent a room from me knowing that there are three other guys she doesn't know leaving there now. My wife things it is a bad idea because something could happend and the girl could sue us. Could this happen?

I think this could happen, so either kick the guys out, or tell the girl she can't come.

Make her sign a disclaimer? I wouldn't do it, but then she might turn it around and claim discrimination... How do the three guys feel about it?

Of course it could. This is the USA and in these litigation-happy times we live in, i could sue you if I was cutting vegetables and cut my finger. YOU didn't provide adequate lighting in the kitchen; it's your fault I cut my finger. See?

Don't rent to her. Bad idea. If nothing else, she'll upset the apple cart.

ONE guy can live with ONE female roommate. Two or more of the same sex cannot do the same with the opposite sex. Too many hormones to get out of hand.

My first flat when I left home was 2 guys and 2 girls - not 2 couples just friends.

I lived with 3 girls I didn't know in college for a year. No big deal...was actually a lot of fun.

That being said...three guys and one girl does sound like recipe for disaster.

You might get sued by refusing to rent to her because she is female.

Well it looks like my wife was right then. Hopefully another guy will call looking for a place to live. Any guys here want a place to stay in Clemson, SC.

You can a) make up some bs reason why you can't rent to her that isn't related to her sex or b) make her sign a disclaimer.

Honestly, you are highly unlikely to ever get sued, and even more unlikely to get sued for liability reasons over renting to a female with male roommates. You'd have to be negligent in some capacity to have a problem.

nope, your allowed to pick what roommates you have.

I have heard that you can not discriminate renting based on sex, but I can also not force girls to leave with guys or vice verse. I think the law was meant to apply for renting out the house or apartment as a whole. I rent it out by bedroom. And as soon as I get a signed contract male for female I limit the other rooms to the same sex as the first renter. Otherwise I get girls calling to rent, but say no when they find out about guys living there, which waste both of our times. Or, I get guys who want to rent a room while girls already there don't want a guy leaving with them. In that case if something happened to a girl she could easily say I let a guy move in even though they didn't want the guy staying there. Also flyiers are all over campus looking for just male or female roommates. Opinions?

I don't leave there. I just rent the apartment out as a side business.

What kind of negligence might was cause me to have a problem? Not that I think I am, just wondering.
