I'm freaking the hell out, the city sent me a letter stating they are investigating drug activities on a property I own in Philly. The tenants in question just moved in about 2 months ago and they seemed like cool people. Well, the letter is from the DA's office and it told me to contact them ASAP. GRRRR ... what a way to start off my weekend.

I have no knowledge of what happens at this place, and so far these ppl have paid their rent on time. I spoke with the tenant and she said her cousin stopped by and thats when the cops (undercover) knocked on the door and scooped him up. They found drugs on him and took him away. The girl (my tenant) wasn't arrested and she stayed home while he was handcuffed away.

I tend to believe her since they didnt lock her up and they didnt bother to search the house w/o a warrant. Actually she did state they looked through the kitchen cabinets but didnt produce a warrant. She's kind of freaked out since she knows she couldnt be evicted but the last thing I want to do is to kick her out. I want to believe that she had no knowledge of him having drugs and if she did, she didnt know the cops were looking after her. it's unfair to me as a landlord and to her as a tenant, but drugs is drugs. I just hope they dont take my freaking house or ask me to kick them out!
 
damn that sucks. i wonder what kind of crap they were into.

i bet she knew about it, but who knows. your house won't get seized though will it?

good luck with future tenants! if the next guy smells funky, you know what to do! :Q
 
I doubt they would take your house as you are renting it out, however I would find new tennants. I would not want any dealings with people selling or doing whatever with illegal drugs on any property that I owned.
 
i'm hoping its a letter informing me of their investigation. It does state that if their investigation results in them finding of drugs activity then they would take my property. They just found ONE guy and nothing else in the house. He wasnt dealing out of the house from my understanding.
 
definately get a lawyer. Remember, the war on drugs is one of the ways the Imperial Federal Government has been able to circumvent search and seizure laws, if your property is used in drug transaction you could forfit it without having to undergo due process. You need to contact the DA via lawyer and let him do the talking. Protect your property and your rights.
 
I doubt that they would take your property.
However, I would have a lengthy chat with the tenant. Evicting her might not be much fun from a buisness standpoint, but unless you can get this whole thing ironed out, you risk incurring some nasty fines.

They want you to hassle your tentant so that the police don't have to go back there. Don't let them put you in the middle of this.

how can he be responsible for what his tennant (or in this case, her guest) is doing?

it smacks of intimidation.

at any rate, proceeding without consulting a lawyer to determine one's rights in this situation would be foolishness.
 
tenant lied. they found a bottle of oxicotton (spelling?) and we have to kick them out in a few weeks. this sucks as i cant rent the property out for 2 months!!! i am off the hook, rightfully so since i had nothing to do with this.

2 bottles to be exact. tenant kept calling me today to ask for an update. i was told by the DA not to say anything. hopefully they evict her AFTER she pays next month's rent!

oh ok. i was just wondering what that Hillbilly Heroin stuff was, because there were cases of people around here simultaneously getting prescriptions from dozens of different doctors for the stuff.

i hear about meth a lot these days in the media, and it sounds very terrible. why someone would try something that could ruin your life is beyond me!!

Get rid of her if you can, it's better to be safe than sorry.

 
Do NOT have any discussions with the tenants about what is going on. You are not their friend, and with the cops looming over, you don't need to be implicated in any way. Boot them out, and move on. Better to have an empty apartment for 2 months, and not have drug dealers on your property. If you think they were investigating them because they had one bottle of a HIGHLY controlled substance, you're naive.
