how do you go about renting out an apartment unit? is it something hard to do? what type of legal paperwork are involved and are there any regulations a landlord must follow?

place an ad, get a letter together showing what they can and cant do, have them sign and initial each page, go to your local tenancy renters association and get the forms and have them sign these once they are complete..each state/province has their own rules...also its typically rent due on the 1st or end of the month with a 4 day late grace period..then $50 is charged to them, 1/2 down and 1st months rent due on move in...hope that helps a bit

Make sure your place is up to requirements. Lead paint, hot water, smoke detectors.. etc.. Get all the required forms or waiver forms (for lead, etc) for tenants. Get a generic form for rentals and edit to suit your needs. Take pictures before renting out. You can also have them sign those too and keep a copy just in case.

A basic tenant lease will be more than adequate. You can adjust the damage deposit if you think they may be 'difficult'.


You do have legal obligations to provide a clean, functioning, habitation.

Don't fuck it up.

Have a lawyer help you draw up the agreement.
I used to be a property manager, and you can have tenants who will try to poke every possible hole in the contract in court.
