Sounds like you're doing most of the sleep hygiene things (sleeping on a fixed regular schedule, no stimulants close to bed time). Don't exercise close to bedtime. It'll keep you awake. Also some of your sleep disturbance can be psychological. When you focus too much on not getting your 8 hours you'll become anxious and have difficulty with sleep.

Wt. gain with secondary sleep apnea could be another thing to be looked at. Do you snore? Has anyone ever heard you stop breathing while sleeping?

Talk to your family physician about your difficulty sleeping. He will likely repeat things you know about sleep hygiene. He might also give you temporary sleeping aids (ambien, benadryl) and consider obtaining a sleep study.

I had the SAME problem. Personally, I blame it on the 8 hour work schedule. Since you're 23, you're probably not used to working 8 hours 5 days a week because your college schedule wasn't so demanding. I was able to overcome my chronic fatigue by sleeping 9-10 hours a day for several days. My body needed to catch up on lost sleep and now, I'm finally able to sleep 7-8 hours and feel refreshed in the morning.
 
Lots could cause it. Sleep apnia, anemia, hypothyroidism, etc. Be prepared for some bloodtests and a lot of questions to answer.

I have allergies too... used to get shots for them, but slowly strayed from getting them. (Don't get them anymore)
