WEll, that doesn't surprise me, I think most of you live in bigger cities/expensive areas?

St. Louis is sort of different

So then you can understand why 4K doesn't sound like a lot for a roof :p

ahhh..... damn contractor! I had to tell him about my gutter problems and the need to get them professionally replaced, I have to keep nailing them back in and they look like crap.

$3,160 roof tear off + replacement
$469 upgrade to architectural shingles (TAMKO Rustic Hickory 30 year)
$183 roof ridge vent
$594 remove and replace gutters & downspouts

Total damage $4,406

+ or - rotted plywood which I'm sure there will be a few!

I get a 30 year manufacturers warranty (Which who knows how good those are anyway) but the 5 year contractors guarantee on labor will be helpful vs. just getting me and some buddies to tackle this.

I suppose I could get away and say, just do the new roof for $3,160 but I think the added options will be helpful since we plan on living here for a long time

I've gotta put a new roof on my house soon - the roof is fine, but there are wayyyyyyy too many layers of roofing on the roof. Apparently, it's been re-roofed 3 times (4 sets of shingles) since the house was built, with some areas patched with rolled roofing. Nothing's ever been torn off. Too bad I don't have an outdoor burner for heating my house - the roofing would heat my house... on cloudy nights... for the entire winter.

Since it's a single story house though, I'll just do the job myself & pay myself whatever I save.

That's not a terrible price for completely new gutters. I'm going to assume the ridge vent includes something like a Cobra vent?
