Getting new roof w/ architectural shingles, new gutters, and some soffit/fascia repairs for $4k

should look perty though

Def think architectural is worth it, nobody on the street has them, will help our house stand out during the sale.

Damn that's not bad. I just got quoted 7-8K for metal roofing on my house. Sometimes it pisses me off how expensive owning a house is. After how much the damn thing costs to start with it just seems like you should be done...

wow i thought i was getting raped.

it's going to be about 1200 square feet of roofing, and yes they have to scoop out the old roof and dispose of it so thats factored in the cost.

Yes its a small house lol, i probably live in a trailor compared to most peoples houses, it's only 927 square feet roughly 950 but I have slanted roof over a closed in patio that is about 200 square feet (covers the walkout basement door)

Any advantage to architectural shingles other than aesthetics?

they have uber high wind protection and temperature control, and last 40-50 years (30 year minimum warranty usually) something like 120mph wind control

$4000 for a new roof!? I thought most new roofs cost $10,000 or more. I know our family has had the roof replaced twice (different houses) and both times it cost more than 10k!

my mom just got hers done for 2500 with a 15 year warranty.

I too, was surprised. Then again I did the math.

When we had the roof done, I learned that the size of our modest 3/2 1800SF house roof is 40 squares. We paid $15,000.

I envy your small roof expenses.

Edit: 40 squares = 4000 SF. the OP has 12 squares.

One of my past houses, I had new shingles put on the existing one. I bought Architectural Shingles and supplies at Lowes for around $400 and hired a couple of guys to install them for $1200.

How can you have 4000 sq ft of roof over 1800 sf of house? It's not one of those Swiss chalet (no, not the chicken place) style with really tall a frame as both wall and roof is it?

You can go cheaper by leaving the old shingles on there normally you can do that once for two layers. If they are also scooping the old ones off $4k sounds like a really good price.
