WTF...landlord just called.

Our landlord just called and said our check didn't clear this morning when she tried to deposit our rent check, but we called the bank, and we've got over $2000 in funds sitting there, waiting for her to deposit them. WTF?

Bleh. Now I have to call her and try to convince her that the money is there, and we don't have any fscking clue why our check wouldn't clear. :|

What kind of sketchy landlord cashes all their checks?

I hate hearing landlord rants, because we own 35 different residential properties and we pride ourselves on making sure the tenants stay happy. We provide electric/water on most properties, pest control, plumbing, gardening, and all repairs free of charge, and IMO there's no reason EVERY landlord shouldn't do the same unless they run units in the slums. And trust me, these units are in San Pedro so they're far from "luxury"

This wasn't a landlord rent, if you read it. This was a WTF -- a geniune WTF. Susan is a decent landlord, and I expect her to cash our checks. However, when the check we write her is for $1600 and there is over $2000 sitting in the checking account, shouldn't the check be able to be cashed?

Drop the attitude. I wasn't ranting about her, or about her cashing the check: I was writing "WTF," in the most literal sense. How could she not cash the check when the funds are there? I don't know -- hence the WTF.

BTW, you sound like a good landlord. I just hope she understands that something weird happened, and that we didn't write a bad check.

I'm a landlord.. I'm pretty lax.. I never made my roomates sign a lease - just a handshake agreement. I forget to collect rent on the 1st sometimes and end up remembering it a few weeks later.

Damn.. come to think of it.. I never even got a security deposit..

I wouldn't mind having me for a landlord.
 
My roommate & I got an eviction notice after one "short" rent payment.

In reality the entire problem was theirs, they lost the MO that was my portion of the rent. When we called them they said "Oh yeah, we have a MO that we couldn't figure out who's it was."

Well, gee, maybe the people who are $363 "short" on their rent?

Two years of paying on-time rent & being the perfect tenants & they were ready to toss us for something we didn't even do.

Kinda pissed us off.

If you know the money is there, the problem is obviously theirs.

This is a silly question, but as a banker, I have to ask: Were the funds available for withdrawal at the time your landlord tried to cash the check?

Standard procedure is for banks to not give you full credit for checks deposited until the check clears the banking system (usually up to 3 days for domestic checks). In other words, although you may have $2000 in your account, your actual available balance may be less than $2000.

This situation still sucks though, and I feel for ya.
 
I'm looking forward to finally having my own house one day. Not worrying about having neighbors stomp around above my head and getting pissed when my music or TV is up too loud.

I have despised most of the landlords I've had over the years, with the notable exception of the last apartment my wife and I had in Atlanta. From negligent management to outright failure to perform under the lease, I've had it with landlords and their pathetic managements. I even sued one of my landlords, which was rather satisfying. I didn't win, but I dragged their butts into Magistrate Court and made them pay for an attorney. 😀

The last apartment taught us that you get what you pay for. It was our highest rent ($1100 in north Atlanta), but it was a gorgeous apartment with congenial and responsive management. Lesson learned.

If she was at your bank the above might apply. If she tried to cash at her bank it could be she didn't have the funds in her accounts to cover it. We used to require the customer to either be a very good customer (personally know to you) or to have the funds in your account to cover the check if she cashes it. That way if it is a bad check, the bank has some recourse to get the funds. I can't tell you how many people don't understand that one. They don't understand why their accounts have anything to do with someone elses check....

"Available balance" is above $2000 as well, but I'm thinking that perhaps at 1:00, when she tried to cash the check, it wasn't. Either way, I called her, and she was cool -- said that she'll head back with the check tomorrow and cash it. 🙂

Let me get this straight. If someone gives me a check for $1600, and I have $600 in my account, and my bank doesn't know me personally, my bank won't let me deposit the check? That sounds pretty weird, how am I supposed to do anything with the check? Or does this only apply when you try to *cash* a check?

FWIW, I don't know why she would *cash* a $1600 check.

That is a WTF! It's the sort of thing that makes anyone get pissed real quick while they get it sorted out.

I can't wait to buy a house. Then it's just the bank calling saying the check bounced 🙂

Gawd this is why I love the Midwest. My wife and I are in the middle of buying a house. Meanwhile since being married last year we have been renting a nice 3 bed 2bath Fireplace huge back yard and so on. My Rent you ask? $400 Month 😀
 
Does anyone know what the usual time limit is for return of your security deposit?

We left at the end of Nov, and the place was SPOTLESS. The manager said this was the cleaning anyone has ever left an apartment so I don't think I would get deducted anything. I gave her my address 3 times already.... the check has not come. This is $1850 deposit. Is the limit 90 days? Cause it was 90 days today I think..
 
did she actually try to cash it, or did she just call one of those authorization things? i've had places not take checks after they called them in and the place they called denied it, even though my available funds were more than sufficient. i think maybe they don't have always have the most up-to-date info.
 
Solve the problem . . . from now on, Write: "For Deposit Only" on the back of your checks to her (just above where she endorses). Then she HAS to deposit it.

It happed to me once and I just told my landlord to deposit the check instead of cash it . . . ("uncollected funds" were the reason; I had the balance but it couldn't be cashed although it would still "clear" that same night).
