win98se: ERROR: unreliable XMS memory

I just installed a 1stMainboard SD11 motherboard with AMD 700MHz processor.

Everytime I install win98se, halfway during the installation, an error occured that says:
"Regsvr32
This Program has performed an illegal operation and will be shut down."
but the installation can contine, it didn't abort the installation.

After the installation is completed and the system reboots and get in windows, it kept saying about registry error and windows will reboot and try to fix this problem. this kept going for about 3 times. the 4th time it reboots, on the dos prompt it says:
"ERROR: HIMEM.SYS has detected unreliable XMS memory at address C0DFF8C6. XMS Driver not installed"

Can anybody please help me. I've tried to install win98se a couple of times and the problem persists. I even tried to install win me but there's also an error and the installation crashed half way.

Here's the IRQ setting of my computer :
9 : Slot 2 Ethernet
10: Multimedia Device
10: USB Controller
11: AGP VGA
14&15: Onboard IDE

I tried disabling the USB Controller to prevent conflicts but it didn't help.

I suspect that you really have unreliable memory. I just replaced one of my 64MB DIMMs. I think that this was one of the errors I was getting. In general, I couldn't boot into Win98se or Win2K, and one time even my boot screen showed garbage. Removing the DIMM solved the problem, and now I have a new one.

It may also be that your new board just doesn't like your old memory (if you're using memory from a previous computer). Happened to me once that I upgraded the BIOS on my old Tyan BX board (that I fried a couple of months ago), and it refused to work with the memory I had installed. Using different memory worked, but I eventually had to flash the old BIOS back, since I had to use the memory I had.
