Which best value/performance kt333 motherboard to get?

I think I will jump on the 1600+ agoia bandwagon and looking that amd is finally moving to make the bartons etc..., there will be a nice upgrade path instead of a dead end. Well, i'm looking for one that will be:
1)less than $80
2)take my agoia really high (170mhz fsb+)
3)the overclocking necessities (ie. vcore, vdimm, mem timing control, fsb settings > 200, i prefer manual agp/pci lock, but if it's automatic i'm fine with that)
4)realtek alc650 or cmedia 8738
5)preferably builtin 10/100 lan
6)no need for raid, firewire, or usb 2.0

Don't for get to look at the newwer Epox boards with the 8235 Southbridge.
I think Mwave.com has good prices on them and newegg.com is not far behind.

I think many will agree that the 8K5A2+ is a great motherboard.

Has everything you want, Built in Lan, Sound, overclocking neccesities. And has USB2.0 (But you aren't interested).

It does cost a bit more than you want though, I believe $98 w/ the RAID+LAN, and $88 without. Both have onboard sound, and are the same motherboard, just the non + version does not include RAID/LAN.

I currently use the 8K5A2 model (one w/o RAID/LAN), and I like it. My AXP1600+ (AROIA-Y) runs at 10.5 x 181FSB, which is 1.9ghz.
