where can i find foreclosures?

i figure right now is the best time to buy a house, especially with all those foreclosed on tv. but where can i find one in philly? do i go to a bank and ask for a list?
the only place i see in philly, online, is sheriff's office. but those properties will be auctioned off. and im told i have to get a lawyer to throw people still living in those listings. thats too messy for me.

any advice?

Foreclosures keep going up, wait a few months and therll be even more. Especially in philly.

Yahoo has a section on Real Estate that allows an option for Foreclosures.

I suspect that it will provide some list and then you have to go to some service for details.

How accurate the list is is ?????

They intial filing (liz pending) should be published in a paper, as should the court dates. U can go to the county courthouse and view them all, review the mortgage, check the title, etc.

You can also call local banks and ask if they have any houses on the books or in the foreclosure process that they want to move. By law they can only hold a certain % of assets that are not in cash, if they are against that wall they will do what it takes to move a house.
