Officially paid off my mortgage today! Now to save for a new metal roof!!

Had a 30 year mortgage, paid it off 23 years and one month early!

Eat at home more often, stop buying new toys and pay extra on the principal!!
Congratulations! Feels good, don't it?

Congrats! Mine should be paid off in about a year from now. I've put a lot of extra on the principal over the years so that helped. Then I can focus on the credit line which is at over 50k. Lot of expenses came up over the past few years and it just added up. By the time all the bills come out there's not much left over so it takes a long time to pay off stuff. Once the mortgage is paid at least it will give me an extra $1200/mo to put on the credit line.

I paid off my car loan 15 months early and started adding that to the principal in addition to the extra I was already paying towards the loan, yes I have some credit card debt, and will pay that off as soon as possible.

Hope you are doing well! Stay warm, oh it is supposed to go below freezing in much of Florida Saturday night. :(

FWIW - find out if it supports WIRED Carplay/AA. My Ecoboost has Sync, which is great, but:

1. Wired works WAY BETTER than Wireless (at least for Carplay)
2. Wireless charging is slooooow & using the wireless data connection tends to drain the battery if left uncharged while streamimg
3. Recommend using the phone Wired for screen hookup + charging

Are you running Sync 3 or Sync 4? Sync 4 is a pretty massive leap forward. And my Maverick has no Sync system so its a pretty janky system.

There is no wireless charging pad in the vehicle.

Plugging in & having unsightly cables laying around, having to remove phone from pocket and then remembering to unplug and remove from vehicle. I understand plugging in on longer trips to preserve battery, but for shorter trips...

Also, lots of rural areas are without a cell signal so having factory navigation & SXM would niceties.

There's non google nav options. You don't get stuff like traffic reports and advertising, and addresses can be hit/miss, but you can carry the whole world in your pocket, and only need sky access for directions. I like CoMaps. Osmand is a bit like flying a plane with all the controls. I use CoMaps for driving, and Osmand for sitting on my ass exploring the world. You can also help make them better by contributing to OpenStreetMap.

Even if you don't want them for primary navigation, they're valuable tools to keep in your pocket in case of emergency.

A program that gives you quests for low hanging fruit to improve the maps. No skill required at the basic level. Requires an OpenStreetMap account.

I use Gaia maps for backpacking but was unaware of CoMaps. I do have "offline" maps downloaded on Android as well.

Cost benefit analysis on a software upgrade for one of my 3 vehicles for $1500 - $2000 is why its on my "wishlist" cus it prolly aint getting bought!

I'm using a $30 Chinesium bluetooth dongle to connect to my phone & Andorid Auto currently.

Bought this now ~115 YO run down house in 2000. Had mortgage lined up with my local bank branch's highest ranked executive who said it was a lock, done deal. The bank pulled the rug out from under me at the last moment but I managed to cover it with the escrow company. I had a full time job at the time and $1000 in the bank when escrow closed. I immediately took that last $1000 dollars and bought a large, new Amana bottom freezer fridge (out of box, so slightly discounted), the first self-defrosting refrigerator I had ever had. It still is. I've personally replaced the freezer thermostat and the defrost thermostat over the last few years and it's working like a charm. Never had a mortgage and don't intend to. My credit rating is 811 according to one of my credit cards. I don't buy stuff unless I have the cash.

So, you got some?
I got that specific piece but not from that dealer. Mineral dealers do this weird thing where they save the old labels with the rocks so you get the complete lineage when you buy the rock. When I saw that dealer’s old label I knew he would still have a picture online as he maintains an archive of every rock he sells. Some mineral collectors are into it. I’m with Huck Finn on the topic, I don’t take stock in dead people.

The orange dots are willemite and glow bright green under UV.

I ended up finding a deal on an Irish tenor banjo with a finish crack on the back, basically half price, so I can cross that off my list. I don't spend much time looking at the back anyway. Got my banjolele the same way, had a crack on the back, irrelevant to daily use, significant discount. Most of my instruments end up with dings and dents anyway.

I'll let you know tomorrow when the mineral shows open.
You ever been to the ones in Denver or Tucson? I took the GF to Tucson last year and we had a blast. Speaking of gems and minerals, these came in today:
Moissanite and Lepidolite - The lepidolite smells like crayons of all things

Congrats!!

I came to say my wish is for my old house to sell.

Once i use the equity i have in my old house, i will have something like 80% in my new house. And then my plan is to pay it off in under 5 years.

Im tired of the mortgage game. Having everything paid off will help with early retirement and/or different career options. It would make doing photography full time a much more viable path
