no idea what type of tree it is. it was there when I bought the house a decade ago.
it's like an evergreen in that it keeps it's leaves all 4 seasons.

but last year I started to notice that the leaves have spots on them. (click on pic for enlargement.)
this year more leaves have spots on them, and ALOTS of leaves are falling off the tree.

anyone know what it is?

Looks possibly Fungal to me.

The Nursery a good idea, we lost an old tangerine tree last year to a citrus related one and the neighbors a couple of orange trees.

Just a guess. The leaves and stems make it look like a member of the rhododendron family. Could be an Azalea. Outdoor stuff like this is not my thing but they look very similar to the rhododendron's we have.

sigh.. went but the closest nursery to me closed. :(

will probably try a Fungicide from Lowes/Home Depot.
any recommendations?

Looks like photinia. Here they are Red Tip Photinia. They get leaf spot easily and frequently die from it. The leaf spot got so bad that they aren't used very much any more in this area. We used to have an entire hedge of them that is now down to one plant. :( Needs a fungicide to try and fix the problem. See here for recommended fungicides.

it's for lawns tho but the spray bottle is ALOT more convienent for mass spraying a tree than the bottle in the above post.

The previous one you posted says to mix with water and can be applied to the tree with a garden sprayer.

It is a fungal disease. Commonly referred to as leaf spot. A fungicide can help but depending on how widespread the issue is may not save the plant. May sound like an odd question but do you have any stray cats that live near you. Their feces can eventually lead to this and if so you won't be able to get rid of it until you deal with the cat problem.

so for the past 6 years, i've been spraying the tree with fungicide 3 times a year.
- start of spring
- sometime during the summer
- and the end of fall

but it keeps coming back the next spring.

dont know why but i missed this in the link you provided Allisolm:
'Chemical Control: Apply a recommended fungicide at the first sign of disease or when new growth starts, and repeat application every 7 to 14 days. Be sure to follow the directions on the label.
However, the use of fungicides for management of Entomosporium leaf spot is most effective when initiated early at new leaf emergence, and continued regularly until leaves become mature in early June. '

new growth started now.
guess i'm going to be spraying every 10days or so till june.

thx

It's likely coming from spores from some other source, do you have any waterways nearby, or other trees that are within rock-throwing distance of this one? Even if not, if it is fungal it can just come in on the breeze.

The tree itself isn't really infected, just the leaves... too much for too many seasons will kill off the tree of course.

i can only spray 3/4 of the tree.
i can spray the top part of the tree closest to the house from the 2nd floor of my house.
i can spray all the lower parts of the tree from the ground.

but i dont have the water pressure to spray the top of the tree not closest to my house. :(

Buy a ladder :p not doing yourself many favors if you still have spore-producing fungi growing on the tree you just sprayed. That stuff probably only lasts until the first rainstorm anyhow.
