Man... the cheapest houses in the area i'd ideally like to live are all ~300+ I am jealous of you guys finding decent to nice ones for <125! 30 grand is a lot for a downpayment.. nevermind 60!

OP come down here and be my neighbor. You can buy a house outright for what you already have, or for a few bucks more can have a home for $30-$40K with $20 down your mortgage will be about $25 a month.

I paid $49.6K for my house, paid for with settlement money, I own nothing on it. But point is in my area homes are cheap, and if you got skills can make a good living here, homes are cheap, taxes are cheap, can live like a fvcking king.

FULL listing of homes in my area that start at $12.9K (yup full price).
Do a search on Carrerbuilder for zip 38330 and 50 mile radius to get a idea of what the jobs are like down here.

Buy a starter home, fix it up and live in it two years. Sell, then move up. By your 3rd home or so, you should be at the one you want.

Lots of people do that (including me). Works very well.
