I find myself in a similar boat. My socket A mobo will be replaced in late 2006/early 2007. I'd like to upgrade my video to something that will play Oblivion better than my 126 Radeon 9600, but I don't want to spend the money for something that will ultimately be replaced in less than a year. Money is an object at this point for me. It looks as if the 6800GS may be the best bang for the buck.

Coming from a 9800 non-pro 128meg to a 6800GS was a HUGE jump in performance/quality in Oblivion. The 9800 I was playing 1024x768 medium detail no AA/no AF and it was playable, a bit choppy outside and mediocre graphics detail. The 6800GS (unlocked to 16 pipelines, 400/1100 rates) I can play everything maxed with HDR on (no AA/AF) at 1024x768 and it's playable, gets choppy in action outside, gonna take off HDR since it's a huge FPS hit and play bloom or AA instead. You will be happy with the card I think. If you play Quake 4/HL2 games it is also great in those engines.
