The market is oversaturated with sellers and shot on buyers right now. Lower the asking price and list with a big name agent like Century 21.

Have they tried another agent?

They may need to consider lowering their asking price. They need to go and visit every agent in the area and find out how much similar properties are selling for.

Presumably, they've done all the sensible stuff, like a new lick of paint in a relatively neutral colour (magnolia ftw), cleaning the carpets, polishing any hard flooring, making sure that any sanitaryware is clean and in good condition
