Wet Vac - Recommendations?

Anyone have any recommendations for a well built wet vac that is under $400? It will be used 4 or 5 times a month to suck up 20 or so gallons of water from some water tanks. I need something that will be able to suck that much unclean water up and then have something very easy to dump all the water out (like on the grass) without putting much strain on my back. Any recommendations and where to purchase?
 
water pump seems like it would be better. one hose to suck up the water and another to the area you want to dump it in.

edit: i'm not familiar on the types, but possibly a sump pump

Yeah the thing about that is that I will be sucking water from within very nice businesses. Having a big long hose go all the way out the door probably wouldn't give them a good impression.
 
I have a Rigid 16 gallong shop vac (HD Part #: WD1665), and I used it just yesterday to suck up about 50 gallons of nasty water and leaves ooff of the top of my pool cover. It's not 20 gal, but it's close, and it has a tuggable hose, and a drain outlet on the side.

It's a very nice vac.
