Just finished a floor to ceiling remodel/repair of a house after renters had destroyed it. Tens of thousands of dollars and a few months worth of work. Finally got all done and put the house on the market (tired of asshole renters).

Went over to place the for sale signs and found the house had been broken into. They stole everything they could (anything that could be removed including doors) and then went about destroying and spray painting everything else.

That sounds like something the previous renters would do...

Not saying it is, it just seems very suspicious. People that want to rob will go in, grab valuables ASAP (TV's, computers, jewelry, phones, tablets, etc...) and GTFO ASAP to try to take the most values in the least amount of time to prevent getting caught.

Doing things like taking doors off? Spray painting and ruining the house? That doesn't sound at all like a theif.

Did you change the locks after the last renters? I REALLY hope you have insurance on the house that will cover the majority of things... Sorry man.

We had a few renters that didn't pay for months, which means you have to go through the eviction process which can take 30+ days. Then when they get evicted the court gave them 90 fucking days to find a new place to move to. When they move they stole everything they could including the smoke detectors and bulbs and anything that wasn't nailed down.

Yeah there wasn't much valuables...just a few staging items (towels, plants), and basic appliances (oven, fridge, washer/dryer). Blinds hadn't been put in yet so it was clear the house was empty, no reason for an ordinary "thief" to do this. The way the house is built and the property goes none of the appliances are visible from outside (without a ladder).

Yes, not only were locks changed, but completely new doors were installed as well (including frames in many). They pretty much took a sledge hammer to the steel front door and smashed it to heck before the frame finally shattered and gave out.

And yeah this was a bunch of asshole renters who refused to pay and managed to leech off the property for over 6 months. They destroyed the place before moving out. They broke windows, smashed doors/frames/sheetrock, drilled holes and drove large nails and screws into everything, crapped and pissed on everything then smeared on thick black grease. They got creative with some kind of BB gun and fired hundreds of rounds inside the house into the walls etc.

The only things that were salvageable were the shower stalls (after serious refurbishing) and some of the kitchen cabinets. The counter tops were ruined, vanities, toilets, sinks, faucets, everything else was destroyed.

Of course insurance wont cover most of this stuff, it's "wear and tear" and they wont cover the tens of thousands in mortgage payments lost over all these months.

And this isn't even the first time this has happened, they had another rental property that was also destroyed by assholes. That property had also just gone through a $50k renovation and the first renters after got away with no payments for almost a year and then took a sledgehammer to all the walls, doors, cabinets etc and tried to burn the place by lighting the carpets on fire.

Insurance covered nothing. They required criminal prosecution to prove wrong doing before they would consider covering any damages. Of course those people disappeared so we never got a dime for it.

That's why they are trying to sell everything and plan to move out of country. Over the last few years they have only ever had a single renter that actually always paid and on time. The US has pretty much gone to crap. It's almost impossible for good honest people to make a decent living here. You either have to be a criminal or live in poverty.

That's horrible man.

Just goes to show you have to do what you can to try and prevent that. Credit checks, background checks, previous evictions.... I hear a lot of people like the landlord business, but I keep seeing nightmare stories like this and immediately turn around and say "fuck that..." :whiste:

Nothing but abused as people get to live for free for 6+ months based on how long it takes to get the eviction processed...

I strongly encouraged pressing charges and getting lawyers, but the property owners (they are family members) insisted no. They think that lawyers are dishonest and trying to get money out of insurance is "gaming" the system. They are religious and honest to a fault, part of why they always seem to get taken advantage of. America is just not right for them, they think the systems in place work for the good of the people and are not willing to do what it takes to make things fair for themselves.

But that's why they have finally given up and are trying to sell everything and move to a more friendly and "honest" country. They are at retirement age, and did have good savings...but they have dipped significantly into those saving with all this rental crap. Even though they did a good job getting these properties for great low prices a few years ago, I don't think they'll make enough selling them to break even.

Not Asian, but respect, honor, honesty are very important to them. They grew up with horse and buggy and taking baths in horse troughs. They have those old time ideals, thoughts, and values.

In some ways this is my money, they are family...I put in hundreds of hours of hard labor to help them out and get this done for much less money. All that just went to waste, and even if it isn't my property this kind of crap is still frustrating.

Someone that values respect, honor, and honesty should demand those things from the people they deal with, and they definitely shouldn't treat people like they have those attributes when they don't. Family or not, I wouldn't help them much if they're such extreme doormats. At some point something is going to get fucked up again and they won't do anything to recover what anyone put into it, them or you.

Renters won't respect your property. Why should they? And why do they rent in the first place? Because they never take care of anything they own. Of feel the need to.

I'd RENT-TO-OWN with $5000 down. Then THEY have an investment.
But no guarantee they won't still trash your place.
At least you get $5000 out of it for repairs.
But for an apartment, I guess rent to own would not be an option.

It's really hard to rent out property.
Even if you do get someone in there that is responsible, other friends and acquaintances of the renters come and go, move in and leave, and in the end you have no idea who is actually living there. The original renters could be long gone and total strangers you have no paper work for are occupying the space.

Ugh renters. But you are taking a risk being a landlord out to make a profit. I don't feel bad for landlords either. Gamble and lost.

Also hate that these owners in suburbia allow renters making the community worse, generally speaking.
