WAY OFF TOPIC - Someone want to put a rock quarry on our land - What questions to ask and payment??

They want to pay 40,000 per year and fill in the hole after. What stipulations should we put in a contract or questions should we be asking???

Rock Quarry = blasting as in TNT, C4, etc. That means broken windows for your house, constant *BOOOOOOM!* from 0500 to 2200 seven days a week. Tell them $60K/year AND they pay to have a licensed glazier replace your windows or the deal is off.

They going to fill it in with rock? If they fill it in and it sinks over the course of many years, are they going to make up the difference?

What is the average profit of a quarry? What is the company going to get out of the deal?

Ten to twenty percent of their profit sounds fair to me, but I don't know jack about quarries.

Except, don't have them fill it back in if they hit an aquifer (fresh-water source. and most times a quarry does hit one)

You'll then get a brand new SCUBA dive site and recreational area.



An Ohioian quarry
And an English quarry where they dropped a lot of neat sutff in there.

Talk to a geologist. They can tell you what exactly you're looking at short and long term.

Yea go for that, If there willing to pay 40K a year You should just sell them the whole LOT and move... That way there wouldnt be any stipulations for them and they might be willing to pay more.

how big is this rock quarry gonna be? You must own a ton of land or something. Is this a business site? or residential? Of course talk to a lawyer and the lawyer will tell you what to do. The geologist idea was great, but run it past the lawyer first. Definatly get the lawyer.

What about mineral rights? you would be pissed if they found something more valuable than whatever rock they say they are looking for :|

Remember what has to move that rock: dump trucks. That means a constant stream of loaded trucks on all the roads around, which will tear them up in a hurry; plus, just the hassle of having to drive with lots of trucks is enough of a hassle for me. A gravel company was going to put in a gravel pit basically in our back yard. Our county organized, and voted it down.

Thanks for the additional input - It actually resides on my Grandparent's land (which is 1000 + acres) in which I own part of it. I just didn't want her to jump into a situation where she would regret it later. I knew (from being here since 1999) that someone here would have advise on the situation and help me begin the process. The mineral rights is an interesting point also....
