Well, think about it - first, you're not buying federally owned land, nor privately held land, so that's going to remove the best property. Then for what's left Alabama has some 40B+ in debt, those creditors are going to put a lien against the transaction, so now you're stuck trying to deal with that.

Overall, just not worth it.
