The engine demonstration at GDC a couple weeks ago was from Unreal Engine 3.0. The "third" generation engine from Epic. As of yet, there is no Unreal3.

I was damn impressed with the first Unreal when it came out. I got 2 Voodoo 2s and ran them in SLI on a PII450 with 256 MB of RAM just for that game. (1998)

I know it's not impressive now, but back then it was light years ahead of anything else.
