ugh wtf my house buying experience

people talk about how buying a house is soooo stressful. The stressful part ISN'T looking, buying, etc.... it's the mortgage. Bend over and prepare to be buttraped over the crap they need. 7 years worth of w-2's... WTF I was 14 7 years ago... so then, after giving them ALL the crap they need, you are never "approved". pre-approved yes... but the approval is at closing. So, you're stressed out beyond belief until you sign the f-ing paper.

THEN... you think home depot/lowes was for screws and crap? Hell no. I might as well go ahead and open a credit card there... I've spent easily $1000 there, and another $1000 at costco. I still need to buy a grill, a decent cordless drill (I burnt mine out today) and a circular saw. I'm eyeing the 18v dewalt cordless drill/circ saw set at costco. $350 for it... bleh... a hose.. and WTF knows what else.



And.. paint. Seems cheap right? WTFever. sherwinn williams has me by the balls. I've spent ~$150 on paint easily.


bleh. I still need to buy an extra intellicode genie door opener.

I'm broke. I DID however get 4.5% fixed for 30 years yay.

update:

um not sure what you mean by paying points or whatever.

loan is 4.5% fixed for 30 years. no pmi, 1.5% down, and they pay $850 towards my closing.

it is a 160k house (which is nice in this area... built in 99, 4br3ba, ~1/2 acre yard, large garage and large kitchen...

sort of.

home depot was stuff like deadbolts, handsets, some paint, some trim for a window, gas logs, a couple of light fixtures, and a kitchen faucet.

costco was a nice ladder, a couple of wire shelves, 3 bathroom faucets, a foodsaver thing, and other food related crap.


all of the stuff was neccessary except possibly the extra wire shelf things. they totalled about $300 for 3 of them. i have a bunch of tools and junk, and my old townhouse had nice shelves built into the garage walls for it all.

It's always expensive when you move into your first house - just one of those things. When you move again, you won't spend nearly as much.

also, there was nothing WRONG with the house. everything I needed to buy was just house-related... except for trim around a window.


the bedrooms were painted bright white. it was really annoying-especially during the day. I've painted the master bedroom a dark tannish color, and the kitchen burgandy (sounds weird, but the cabinets are solid dark oak. it looks really good).

I still have 3 more bedrooms I'd 'like' to paint. one will be rented out (is downstairs and has it's own little 'kitchen' and outside door) that I probably will leave white. The other bedroom is my 'office' and I'm thinking dark green. the 4th bedroom will be a guest bedroom. I dunno, I may leave it white, I may paint it yellow or something I have no idea.

yeah its through a local bank. basically their branches are in really high income areas. when they went for their gov't loan crap they got audited or something.. and apparently it's a huge deal that they had 0 first time home buyer loans for the entire year. they had like 3-4 weeks to have some 4 mil in minority/first time home buyer loans. I jumped on it. It's a standard 30 year fixed. no gimmicks or changes or whatever. 1.5% down, and no PMI. I'm know it's awesome. I'm lucky as hell to be at the right place at the right time

Yeah, I've just managed to get a 10 yr fixed rate at 5.19%. UK rates are always a little bit higher :(

you're 21... just bought a house... and didn't expect financial strain ? $1000 at home depot is nothing. Wait till you have to buy furniture for the whole house.

And what kind of whacky bank asks for 7 years of W-2s? When I bought my house ~2 years ago all they wanted was the one from last year.

I call BS if it's 0 and fixed and in APR. (I read above though, local bank / unique situation... good deal for him).

Dewalts rule . Get the light attachment if it doest come with it ( for $350 it should) Having gotten into home ownership at your age .... you have chosen wisely my young one . And as said before your next one wont be as painfull.

Your mistake. You took out a 30 year mortgage. Live at your mom's, work a few years, and take out a 10 year mortgage after 5.

I hate when people say that....some people want freedom and independence. We moved out at 18, had a house by 22 and are happy. I can understand wanting to save some money, but not everyone wants to live with mommy and daddy.

That hasn't stopped me from getting two car loans at the best possible rates in the past 6 weeks. People put way too much belief in credit scores. My credit has been run more in the past year than ever before and I'm still getting great rates, with or without balances.

$1000 at 3.75% (ING Direct)=$37.50=equals not worth the risk something will come up and you won't pay it on time and get hosed with fees+interest for the whole year.

Actually, he'd pay less overall if he got the 30 year mortage now, and paid a bit more per month on principal.

All 30 year mortages can be 10 year mortgages if you wish by paying it off quicker. The reverse is NOT true.

3.75% is a stupid number to use. His mortgage is 4.5%. So by using that $1000 to pay principal on his mortage, he'd save $1000*0.045 = $45.
